ANALYSIS FOR ZONING CHANGE

Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordi-
nance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning
Atlas has been reviewed as follows:
The request is to change the Zoning designation as follows:
The North 50 feet of Lots 19 and 20, Block 1, of RIVERVIEW MARY
BRICKELL'S SUBDIVISION, according to the Plat thereof, as recoreded in Plat
Book 5, Page 43, and The North 50 feet of the South 100 feet of Lots 9 & 20, Block 1,
RIVERVIEW MARY BRICKELL'S SUBDIVISION, according to the map or plat
thereof as recorded in Plat Book 5, Page 43, from R 3 "Multifamily Medium -
Density Residential" to C-1 "Restricted Commercial".
The following findings have been made:
• It is found that immediately adjacent to the north of the subject property there is an
area designated C-1 "Restricted Commercial".
• It is found that the change to C-1 "Restricted Commercial" is not a logical extension
of that category and will represent an intrusion of commercial activities into a residen-
tial designated area.
Based on these findings, the Planning and Zoning Department is recommending
denial of the application as presented.
