Zoning Board Action on Petition for Variance

Resolution:
AFTER CONSIDERING THE FACTORS SET FORTH IN SECTION 1903.1 OF ORDINANCE
NO. 11000, THE ZONING BOARD RECOMMENDED APPROVAL TO THE CITY COMMISSION
OF THE VARIANCES AS PART OF A MAJOR USE SPECIAL PERMIT FOR THE ROADS END
VILLAGE PROJECT, FROM ORDINANCE NO. 11000, AS AMENDED, THE ZONING
ORDINANCE OF THE CITY OF MIAMI, ARTICLE 4, SECTION 401, SCHEDULE OF DISTRICT
REGULATIONS, TO ALLOW A SOUTH FRONT SETBACK OF 10'0" (20'0" REQUIRED), A
NORTH FRONT SETBACK OF 10'0" (20'0" REQUIRED) AND A WEST FRONT SETBACK OF
7'0" (15'0" REQUIRED) FOR THE PROPERTIES LOCATED AT APPROXIMATELY 928
SOUTHWEST 10TH STREET AND 915 SOUTHWEST 11TH STREET, LEGALLY DESCRIBED
AS LOTS 1, 2, 3, 4, 13, 14, 15 AND 16, BLOCK 3, RENO SUBDIVISION (13-1) AND LOTS 1
AND 10, BLOCK 3, STUART SUBDIVISION (7-133), PUBLIC RECORDS OF MIAMI-DADE
COUNTY, FLORIDA; ZONED R-2 TWO-FAMILY RESIDENTIAL. THESE VARIANCES WERE
RECOMMENDED FOR APPROVAL WITH A TIME LIMITATION OF TWENTY-FOUR MONTHS
IN WHICH A BUILDING PERMIT MUST BE OBTAINED, SUBJECT TO THE FOLLOWING
CONDITIONS BY THE PLANNING AND ZONING DEPARTMENT: 1) THE APPLICANT SHALL
PRESENT ALL FINAL DESIGN DETAILS, INCLUDING COLOR, MATERIAL AND FINAL
LANDSCAPE PLAN FOR REVIEW AND APPROVAL BY THE PLANNING DIRECTOR PRIOR
TO THE ISSUANCE OF A BUILDING PERMIT AND 2) THIS APPROVAL SHALL BE SUBJECT
TO ALL ADDITIONAL CONDITIONS AS SPECIFIED IN THE FINAL DEVELOPMENT ORDER
OF THE MAJOR USE SPECIAL PERMIT FOR THE PROJECT.
