MAJOR USE SPECIAL PERMIT
ROADS END VILLAGE PROJECT
CASE NO: 2003-0698
The requested Variances are a component of a Major Use Special Permit application for
the purpose of allowing a Residential Planned Unit Development and for allowing a
development with a total F.A.R, of 59,085 Sq. Ft.. (51,335 Sq. Ft. allowed). The Roads
End Village project shall be located at approximately 928 SW 10th Street & 915 SW 11th
Street (see attached legal description, location maps and aerial photographs for exact
property boundaries).
Pursuant to Section 401 of Ordinance 11000, as amended, the Zoning Ordinance of the
City of Miami, Florida, the subject proposal has been reviewed to permit a structure with
the following setbacks and loading berths:

In determining the appropriateness of the Variances for the proposed residential
project the following findings have been made:
• It is found that the proposed residential planned unit development project will benefit
the Downtown and Brickell Districts by creating new housing opportunities for
residents and employees of the area.

• It is found that the project has been review by the Internal Design Reviewed
Committee and has full support from staff.
• It is found that the setback variance is being requested in order to develop a project
that provides an effective residential development based on good urbanism principles.
The proposed development activates the street and relates in scale and design to the
surrounding residential neighborhood.
• It is found the hardship claimed by the applicant is acceptable given the location and
character of this specific proposal.
• It is found that the proposed project offers the most reasonable solution to the design
problem facing this particular site.
Based on these findings, the Planning and Zoning Department is recommending
approval of the requested variances and approval of the requested Residential
Planned Unit Development Project with the following conditions:
1- The applicant shall present all final design details, including color, material and
final landscape plan for review and approval by the Planning Director prior to he
issuance of a building permit.
2- This approval shall be subject to all additional conditions specified in the final
development order of Major Use Special Permit for the project.
