Site Utilities Study
I. LOCATION
The Project is located on S.W. 9th Court between loth and 1 lth Street in the City of
Miami, Florida. The property address is listed as 928 S.W. 10th Street, Miami, FL.
33130.
Legal Description:
Lots 1, 2, 3, 4, 13, 14, 15, and 16, Block 3, "Reno Subdivision", according to the
plat thereof as recorded in Plat Book 13, at page 1, of the Public Records of
Miami -Dade County, Florida.
Lots 1 and 10, Block 3, "Stuart Subdivision", according to the plat thereof as
recorded in Plat Book 7, at page 133, of the Public Records of Miami -Dade
County, Florida.
II. PERMITS
Permits for grading and drainage will be required from the City of Miami Building
Department, the Metropolitan Miami -Dade County Department of Environmental
Resources Management and State of Florida Department of Environmental
Protection.
Permits for water and sewer service will be required from the City of Miami Public
Works Department, Miami -Dade County Water and Sewer Department and the
Metropolitan Miami -Dade County Department of Environmental Resources
Management.
III. STORM DRAINAGE
A Surface Water Management Permit from DERM Water Control for projects
containing more than 2 acres of impervious area will not be required since the total
site area is 1.60 acres. A Paving and Drainage Permit will be required from DERM.
The site is located in a Federal Emergency Management Agency (FEMA) Flood Zone
"X" (Base Flood Elevation, None) as per Federal Insurance Rate Map (FIRM)
Community No. 120650 Panel No. 0187 Suffix J, Dated March 2, 1984.

The Miami -Dade County Flood Criteria Elevation for this site is +5.0- NGVD as per
Plat Book 120, Page 13.
The Design Water Table Elevation for this site is +2.0' NVGD as per Miami -Dade
County Public Works Manual, Part 2, Section D4, WC 1.1.
Stoiiii drainage design criteria shall be a 5-year storm as per Miami -Dade County
Public Works Manual, Part 2, Section D4, WC 1.1.
Existing ground elevations range from a high of+11.47' NGVD at the northwest
corner of the site to a low of +10.36' NGVD at the southwest corner.
Townhome finish floor elevations will be set at +12.67' NGVD with internal
driveways and garages at +7.67' NGVD.
The stouii drainage runoff from this site will be discharged to onsite 24" diameter
disposal wells capable of discharging approximately 500 gpm per ft. of head.

Preliminary calculations suggest that two (2) 24" diameter drainage wells will handle
the anticipated runoff from this site. Each well will have a 2,700 gallon capacity
retention tank.
IV. WATER SERVICE
Existing Miami -Dade Water and Sewer Department water mains are located at the
streets abutting the property as follows:
S.W. 9th Court from 10th to llth Street:
S.W. 10th Street from 9th Ct. to 9th Ave.:

Domestic and irrigation services lines will be extended from said mains and provided
with the backflow prevention devices.

Domestic water demands are as follows:
26 Townhomes x 250 GPD/Each = 6,500 GPD
Peak demand = 11.3 GPM
Exiting fire hydrants are located at the streets abutting the property as follows:
Northwest corner of the intersection of S.W.10th Street and 9th Avenue.
Northwest corner of the intersection of S.W.11th Street and 9th Avenue.
Northwest corner of the intersection of S.W.11 th Street and 9th Court.
The City of Miami Fire Department has requested one (1) additional fire hydrants be
located within the project boundary.
V. SANITARY SEWER
Existing Miami -Dade Water and Sewer Department gravity sanitary sewer mains are
located at the streets abutting the property as follows:
S.W. 9th Court flowing south from 1.0th to 1 lth Street:
S.W. loth Street flowing west from 9th Ave. to 9th Ct.:
S.W. l lth Street flowing west from 9th Ave. to 9th Ct.:

Laterals to the property lines and/or wyes exist along the mains that allow for service
connections for this project. The sanitary sewer mains have adequate depths to
provide for gravity sewer connections from this project.
The calculated sewage flows from this project is 6,500 GPD (refer to water demand
calculations on this page) with a peak flow of 18 GPM.
VI. SOLID WASTE
The volume of solid waste to be generated by this project is calculated as follows:
26 Townhomes x 7.8 lb/unit/day
203 lb/day
Townhomes where ownership is on an individual basis will require solid waste pick-
up by the City of Miami Department of Solid Waste and townhomes where ownership
is through an association will require solid waste pick-up by a private solid waste
collection company.
