Introduction

The Villaggio in the Grove is a proposed residential development located at 2740 SW 28t Tern and
2803 Cocoanut Ave within the Coconut Grove neighborhood in the City of Miami. The site consists
of six (6) lots numbered 6-11, along Cocoanut Ave and two (2) lots numbered 6 & 7 along SW 28th
Terr. (see attached location map). For the purpose of this report, the lots abutting Cocoanut Ave will
be referred to as "Project A", while the lots abutting SW 28th Terr. will be called "Project B".
Project A will contain twenty-eight (28) 3-story townhouses on 50,250 +/- S.F (1.15 acres). Project
B will contain fifty-eight (58)1-story lofts on 16,750 +/- S .F (0.38 acres) of land. 118 parking spaces
will be constructed to serve the overall 1.53 +1- acre development.
I. Drainage
Existing Drainage
Presently, the site is completely vacant. There is no existing drainage system on -site.
Proposed Drainage System
The drainage system for the residential development will consist of a combination of
drainage wells and exfiltration trench. This will allow the storm runoff to be fully contained
and disposed of on site. The project will be designed consistent with a 5-year design storm
event, in accordance with Section D-4, "Water Control", of Part 2 of the Miami -Dade County
Public Works Manual.
It is anticipated that two (2) 24" drainage wells will provide sufficient capacity to dispose of
the design stot in runoff contributed. by Proj ect B. Preliminary drainage computations for this
project area are provided in Table 1, which includes the basis for design.
The proposed stormwater management system for Project A will consist of approximately 96
L.F of French drain. This should provide adequate flood protection to retain the anticipated
run-off during the design storm. Please refer to Table 2 (attached) for the drainage
calculations for Project A.
The final drainage design for the proj ect should be in conformance with the requirements of

the Miami -Dade County DERM Water Control Section, Florida Department of
Environmental protection, and other local, State and federal regulatory agencies having
jurisdiction over the project.

Design Criteria: 1.5 minute (90 sec) detention time per detention structure
Volume of Tank required for (3.63 cfs x 90 sec.)/2 = 163.4 cubic ft / tank
Interior Tank Dimensions: h' (width) x 3' (height) x 12' (length) = 163.4 cubic feet each
h = 4.53
Provide 1 tank for each well, of 216 c.f. volume each
II. Water Distribution System
The Miami -Dade Water and Sewer Department (MDWASD) owns and operates the
following water mains in the vicinity of the project:

The existing 12" watermain on SW 28th Terr. may be used to provide service to the Project
B. As per the Water & Sewer Agreement executed on June 30, 2003, Project A will require
the installation of a watermain extension. This agreement requires the developer to connect
to the existing eight (8) inch watermain located in Center Street north of West Trade Avenue,
and install an eight (8) inch watermain easterly and westerly on Cocoanut Ave along the
entire southern boundary of the property. The connections will consist of services for
domestic use, fire protection and irrigation.
A copy of the MDWASD water atlas sheet for the project area has been. attached.
III. Sanitary Sewer Collection System
The Miami -Dade Water and Sewer Department (MDWASD) owns and operates the
following sanitary sewer mains in the vicinity of the project.

Based on the executed water and sewer agreement for Project A, the proposed sanitary sewer
service connections will be made from the existing 10" gravity main on Coconut Ave.
According to the MDWASD Sewer Atlas sheet, sanitary sewer service connections for
Project B may be made from the existing 10" gravity main on SW 28th Terr_ A letter of
availability and further coordination with MDWASD is recommended to verify proposed
connection points for Project B.
Both Project A and Project B flow into Pump Station 30-0009. At this time, it is not
anticipated that a new sanitary sewer pump station will be required to serve this project
because the receiving pump station is operating under capacity. (See attached pump station
printout).
The additional flows created by these projects have been determined and are shown in Table
3 below.

A copy of the DERM allocation letter for Project A has been attached
TV. Solid Waste Generation
Solid waste generated by this project will be collected in standard on -site containers for
refuse and.recyclables. Regular pick-up service will be provided either by private hauling
companies and/or by the City of Miami Solid Waste Department, who will transport the
waste to Miami -Dade County's or private disposal and recycling facilities. The volumes of
solid waste projected to be generated by the project are shown in Table 4, below.

The Dade County Department of Environmental. ResOurCeS Management
(DERM) has received your application for recertification of a sewer
service connection, previously approved on 6-JUN-2001, under number
2003042113083417, to serve the following project which is more
specifically described in the attached project summary.

Decree (CASE NO. 93-1109 CIV-MORENO) between the United States of.
America and Miami -Dade County. DERM hereby certifies that adequate
treatment and transmission capacity, as herein defined, is available
for the above described project.
Furthermore, be advised that this approval does not constitute
Departmental approval for the proposed project. Additional reviews
and approval may be required from sections having jurisdiction over
specific aspects of this project.
Please be aware that this certification is subject to the terms and
conditions set forth in the Sewer Service Connection Affidavit filed
by the applicant, a copy of which is hereby attached. By copy of
this certification we are advising the appropiate building official
of our Department's determination.
