SITE UTILITY STUDY
LOCATION
The site is located at the east end of the block bounded by S.W. 22" d Street (Coral
Way, State Road 972) on the north, S.W. 32nd Avenue on the east, and S.W. 22na
Terrace on the south.
II. PERMITS
In addition to City of Miami approvals, permits will be required from the Florida
Department of Transportation for the driveway connection to Coral Way and for site
drainage improvements, and from DERM for site drainage. The developed site will
have less than 2.0 acres of impervious surface and an Environmental Resource Permit
will not be required.
III. DRAINAGE
Existing site elevations vary from a low elevation of 10.5 N.G.V.D. to a high of 14.8
N.G.V.D. Exfiltration trenches are being used for on -site drainage. Drainage for the
proposed development will be provided by exfiltration trenches.
Drainage Data for Proposed Site:
Net Area
Pervious Area
Impervious Area
71,800 S.F.+
10,350 S.F.
61,450 S.F. = 1.41 Acres
The exfiltration trenches will be sized to meet the more stringent of the following
criteria:
• To retain the first inch of run-off from the net site area.
• To exfiltrate the peak run-off from a 5 year — 1 hour storm.
• To exfiltrate an amount of run-off to meet FDOT criteria.
Based on an expected hydraulic conductivity coefficient of 5 x 10(-4), about 120 L.F.
of exfiltration trench will be required to retain all run-off on the site.
The DERM water quality criteria will be included in the design of the drainage
system, for the paved areas, roof areas and interior garage area.

Existing Miami -Dade Water & Sewer Department water lines adjacent to the site:
• Coral Way - 24" CIP
• S.W. 33rd Avenue - 16" CIP
• S.W. 22"d Terrace - 4" CIP
Domestic and Fire connections can be made to either the 24" line in Coral Way or the
16" line in S.W. 32"d Avenue. Depending on fire protection requirements, the 4 inch
line in S.W. 22"d Terrace may have to be upgraded to a larger size line.
Additional fire hydrants may also be required to be installed adjacent to the site,
V. SANITARY SEWERS
The average sewage flow from the project will be the same as the average water
demand, as calculated above, 36,385 GPD. The peak flow will be 101 GPM±.
Existing Miami -Dade Water & Sewer Department sanitary sewer lines adjacent to the
property are:
• Coral Way -
• S.W. 32nd Avenue -
• S.W. 22"d Terrace -
10" Gravity Line
8" and 36" Gravity Lines

VI. SOLID WASTE GENERATION
Solid waste generated by this project will be collected in standardized on -site
containers for refuse and recyclables. Regular pick-up service will be provided by
either private hauling companies and/or The City of Miami Solid Waste Department,
who will transport the waste to Metro -Dade County's Disposal or Recycling facilities.
The projected daily volumes of solid waste generation are shown below.
