Article I Project Information
A. Application for a Major Use Special Permit
As per Zoning Ordinance 11000
1. MUSP as per Article 5 for a Planned Unit Development
(PUD) with a 20% FAR bonus
2. MUSP per Article 9, Section 914.1 for 25% FAR bonus for
contribution to Affordable Housing Trust
3. Class II Special Permit as per Article 6, Section 623.3.1
for a new mixed use building on Coral Way.
4. Class 11 Special Permit as per Article 9. Section 908.8.1
for temporary construction fence.
5. Class 1 Special Permit as per Article 9, Section 906.6 for
pool/outdoor recreation area.
6. Class 1 Special Permit as per Article 9, Section 918.2, for
parking and staging of construction.
7. Class 1 Special Permit as per Article 9, Section 920.1 for
temporary construction trailer.
8. Class 1 Special Permit as per Article 9, Section 920.1.2 to
allow a temporary leasing/sales trailer.
9, Class I Special Permit as per Article 9, Section 925.3.8 to
allow development /construction/rental signage.
B. Request for certificate of approval as per City Code for
property adjacent to a scenic transportation corridor.
C. Request for waiver of noise ordinance per City Code to waive
noise provisions while under construction for continuous pours.
D. Applications for lesser permits as may be required to allow
development and construction of this phase project as
contemplated under this MUSP application as submitted and
as per plans on file.
E. The above MUSP is to encompass all lower ranking special
permits necessary to complete the projects as per plans
under Tab 6.
Note - Project also requires:
A comprehensive Neighborhood Plan Amendment from
Dulplex Residential to restricted Commercial
2. A rezoning from R-2 (two-family Residential) to C-1 (Restricted
Commercial.
These requests apply only to lots 35, 36, 37, 38, of Block 4,
Miami Suburban Acres Amended, "East Shenandoah," Plat
Book 4, Page 73.
