Gables Marquis is a mixed -use development designed by Cohen, Freedman, Encinosa & Associates and developed by EB Developers, Inc. Current multi -family projects under construction by EB Developers total in excess of $60 million with approximately 1,000 complete units in its portfolio, primarily in the south Florida area. A full resume of developments is found at the end of this section. The Gables Marquis mixed -used project consists of 177 residential units and approximately 11,700 square feet of retail. The project will be located on a 2.37-acre parcel of land at the southwest intersection of Coral Way and SW 32nd Avenue. The development proposes a combination of ground floor retail along Coral Way with eight upscale townhouses along SW 22nd Terrace and a mixture of two and three bedroom condominiums above the retail shops. A specific breakdown of the unit mix is as follows: The design of the project is eclectic with a strong Mediterranean influence. The variety of uses and residential home styles will result in a true mixed -use development. Prospective buyers will be drawn by the location of the property on Coral Way, which is a beautiful scenic highway lined with mature Banyan trees. Coral Way is a major east - west corridor and the property is just minutes from the Coral Page 2 • • • Gables Business District, and Coconut Grove. It is also about a ten to fifteen minute drive to Brickell/Downtown. Due to the importance of Coral Way, the City has adopted the SD-23 Overlay District to provide standards for the redevelopment of the Coral Way corridor. The Gables Marquis development is completely consistent with SD-23 District. The Standards are geared towards ensuring that development along the corridor promotes pedestrian activity on Coral Way while protecting and complementing the scenic corridor and the Banyans. In an effort to reduce ingress and egress on Coral Way, the project is providing ingress and egress on SW 32nd Avenue. The project will provide six floors of parking with easy access from the ground floor visitor/retail areas. The specific description of site access and traffic flow is provided in the Traffic Impact Analysis located under Tab 2 of the Supporting Documents. (4) Off street parking and off street loading areas. The off street parking structure is comprised of six stories with a total of 335 parking spaces. Accordingly, the development provides the required amount of parking. Parking spaces are designated as follow: • 53 for the 53 1-bedroom units • 16 parking spaces for the 2-bedroom townhomes • 188 parking spaces for the 94 2-bedroom units • 44 spaces for the three -bedroom units The remainder of the parking is allotted to the retail uses on the property and for guest parking. (5) Recreational facilities locations. The development has a recreation deck on the seventh floor of the building with both indoor and outdoor amenities. The indoor facility will be designed as a health club/clubroom. Outdoors, the recreation deck will feature a swimming pool, and a deck recreational area. Landscaping including palms will provide a dramatic accent to the deck. The facilities are for the use of the residents and are shown under Tab 6 of the Supporting Documents. (6) Screens and buffers. The building will be highlighted by elegant street front landscaping that will include an entrance feature with canopy shades, trees, and an urban plaza. Consistent with the historic street tree canopy, large canopy shade trees will be placed along Coral Way. Palms will be used along SW 22 Terrace to provide shade for pedestrians and to delineate the locations of the entrances to the townhomes. The landscaping in these locations will have a residential character that will complement the homes on the opposite side of the street. (7) Refuse collection areas. (8) Waste collection will be provided by a containerized compactor recycling system located within the service area in the residential tower. In addition, the project will have two trash bins with a high rise recycling systems. The project includes a compactor, refrigerated garbage room and can wash.
