Subject: Lease Agreement with Centennial Interiors Incomorated to rent space for use by the Miami Polite
Deoartment.
Purpose of item:
A Resolution of the Miami City Commission authorizing the City Manager to execute a Lease Agreement
("Lease"), in substantially the attached form, between the city of Miami ("Lessee") and Centennial Express
Incorporated ("Lessor% for the use of approximately 1,326 square feet of the property located )n Miami,
Florida ("Premises"), for the purpose of providing warehouse space for the Miami Polite Department, with a
monthly rent of $1,500.00 ($13.57 per square 'foot), for the period of one year, allocating funds from the
Miami Police department's general fund, with additional terms and conditions as more specifically set forth in
said Lease.

Subject: Lease Agreement with Centennial Interiors Incorporated to rent space for use by the Miami Police
Department.
Background Information:
On July 7, 2005, the City Commission adopted Resolution No. 05-0417, which authorized the City Manager to
execute a Lease Agreement ("Lease") with Centennial Express Incorporated ("Lessor") for approximately 1,326
square feet of space ("Premises"), to be used as warehouse space for the Internal Affairs Division of the Miami
Police Department, located in Miami, Florida. The City and the Lessor entered into a Lease on August 30, 2005.
The Lease included an initial term of one year, with the option to renew for two (2) successive terms of two (2)
years each. The City negotiated the initial rental rate of with rent increases to be calculated as the lesser of 1)
six percent of the previous terms rental rate or 2) the increase in the Consumer Price Index. As such, during the
last renewal term of the Lease, the Miami Police Department has been paying $1,615.00 a month to the Lessor.
The Lease expired on August 31, 2010 and the Miami Police Department would like to continue occupancy of
the Premises for one more year. As such, the City wishes to pursue a one-year Lease with the Lessor. The City
has negotiated a monthly rent of $1,500.00, which represents a reduction of $1,380.00 a year from the last
rental rate. Lastly, the Lease, as the previous agreed to agreement, requires the Police department to pay for its
own electricity and telephone services.
Funding: Fiscal Year 2011 funding for this space has been allocated from the Police department's general fund
account designated for rental payments.
