A RESOLUTION OF THE MIAMI CITY COMMISSION, WITH ATTACHMENTS, AUTHORIZING
THE CITY MANAGER TO EXECUTE A LEASE AGREEMENT ("AGREEMENT"),. IN
SUBSTANTIALLY THE ATTACHED FORM, BETWEEN THE CITY OF MIAMI ("CITY") AND
CENTENNIAL EXPRESS INCORPORATED ("LESSOR"), FOR THE CITY'S USE OF
APPROXIMATELY 1,326 SQUARE FEET OF WAREHOUSE/OFFICE SPACE WITHIN THE
PROPERTY LOCATED AT 1251 NORTHWEST 36TH STREET, MIAMI, FLORIDA, SAID
AGREEMENT TO PROVIDE FOR: (A) AN INITIAL ONE-YEAR TERM TO COMMENCE ON THE
DATE OF EXECUTION OF THE LEASE BY LESSOR AND LESSEE; (B) AN INITIAL MONTHLY
RENT OF $1,105; (C) LESSEE TO PAY FOR ITS OWN ELECTRICAL CONSUMPTION AND
TELEPHONE; AND (D) AN OPTION TO RENEW FOR TWO SUCCESSIVE TWO-YEAR TERMS,
SUBJECT TO THE NEGOTIATION OF RENT, WITH OTHER TERMS AND CONDITIONS AS
MORE PARTICULARLY SET FORTH IN THE AGREEMENT; AUTHORIZING THE CITY
MANAGER TO APPROVE AND EXECUTE NON -SUBSTANTIVE AMENDMENTS TO THE
AGREEMENT AS NEEDED.
WHEREAS, the City of Miami ("City") Police Department, Internal Affairs Division, has been renting office space from
Golden Sands Allapattah Corporation ("Golden Sands") within the property located at 1313 Northwest 36th Street, Miami,
Florida, since November 2002; and
WHEREAS, the Internal Affair, Division needed warehouse/office space at a location in close proximity to its offices;
and
WHEREAS, the principals of Golden Sands allowed the City to use warehouse/office space free of charge at the
property located at 1251 Northwest 36th Street, Miami, Florida, with a total square footage of approximately 1,326, owned by
another ofits corporations, Centennial Express, Inc., and
WHEREAS, the Internal Affairs Division continues to need use of the warehouseloffice space and Centennial Express is
requesting the City enter into a lease agreement and pay a monthly rent for Internal Affairs continued use of the
aforementioned space;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA;
Section 1. The recitals and findings contained in the Preamble to this Resolution are adopted by reference and

A RESOLUTION OF THE MIAMI CITY COMMISSION, WITH ATTACHMENT(S), AUTHORIZING
THE CITY MANAGER TO EXECUTE A FIRST AMENDMENT TO LEASE ("AMENDMENT"), IN
SUBSTANTIALLY THE ATTACHED FORM, BETWEEN THE CITY OF MIAMI ("LESSEE'D AND
CENTENNIAL EXPRESS, INC., FOR THE LESSEE'S USE OF APPROXIMATELY 1,326 SQUARE
FEET OF WAREHOUSE/OFFICE SPACE LOCATED AT 1251 NORTHWEST 36 STREET, MIAMI,
FLORIDA; SAID AMENDMENT PROVIDING FOR: 1) LESSEE EXERCISING ITS FIRST
TWO-YEAR OPTION TO RENEW LEASE; AND 2) LESSEE SHALL PAY RENT AT A RATE
$1,523.80, PER MONTH ($13.79 PER SQUARE FOOT OR $18,285.54 FOR THE YEAR);
ALLOCATING FUNDS FROM ACCOUNT CODE NO. 001000.290201.6.610; FURTHER
AUTHORIZING THE CITY MANAGER TO APPROVE AND EXECUTE NON -SUBSTANTIVE
AMENDMENTS TO SAID AGREEMENT AS NEEDED, WITH OTHER TERMS AND CONDITIONS
AS MORE PARTICULARLY SET FORTH IN THE LEASE.
WHEREAS, pursuant to Resolution No. 05-0417, adopted July 7, 2005, the City Commission authorized the City
Manager to execute a lease agreement with Centennial Express, Inc., for the City of Miami's ("City's") use of approximately
1,326 square feet of warehouse space located at 1251 Northwest 36th Street, Miami, Florida; and
WHEREAS, the City's lease was for a one-year term, with two (2) options to renew for two-year extensions, subject to
rent negotiation; and
WHEREAS, the Internal Affairs Division of the City's Police Department continues to need the use of the warehouse
space and Centennial Express, Inc., has accepted the City's option to renew an extended term of the existing lease agreement;
and - _
WHEREAS, the City negotiated with Centennial Express, Inc., a rental rate for the extension period of $13.79 per square
feet; and
WHEREAS, the lease cost of $13.79, per square feet was found to be reasonable in comparison with other similar
properties;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA:

incorporated as if fitlly set forth in this Section.
