ENCLOSURES:
The lease agreement for the space at 1251 NW 36 Street, Miami which, Internal Affairs is renting
from Centennial Bxpress, Inc, is set to expire on August 30, 2008. Internal Affairs has expressed
its interest in exercising its one (lj., Wo -year renewal option for the period August 31, 2008
through August 30, 2010.
The rent charged for the renewal period; will be increased by the lesser of CPI or 6%. The final
figure cannot be calculated until closer to the renewal date. Therefore, for budgeting purposes,
Police should plan an annual rent increase from $18,285 to no more than approximately $19,383
for the next two years.
Please indicate your approval by signing in the space provided below and include the source of
funding which will pay for the rent. The lease will have th6se basic terms:
Term: August 31, 2008 to August 30, 2010
Rent (maximum): $19;383 per year ($1,615.22 monthly)
Utilities: Police pays for electricity and telephone only

RE: Lease Agreement between City of Miami (Lessee) and Centennial Express Incorporated
(Lessor), dated August 30, 2005 (Lease), for use of 1,326 square feet of office space at 1251
NW 36 Street.
Dear Ms. Maguire:
The City of Miami's above referenced lease agreement with Centennial Express Incorporated, dated on
or about August 30, 2005, will expire on. August -3.,.2010. This letter is to notify you that the City will
not be exercising the two-year renewal option provided for under Section 4 of the lease agreement;
therefore, the City will be removing all of its personal property, trade fixtures, and any other
property from the space and return the keys to the space to you no later than August 31, 2010.
