RE: Request for City Commission Review (APPEAL) of the Planning Zoning Appeals
Board (PZAB) Decision Pertaining to Ransom Everglades, June 16, 2010, PZAB-R-
10-001 (Attached).
Dear Mr. Rodriguez:
I represent Shannon Fairbanks, who lives and owns property at 3505 Main Lodge Drive and Deli
Torres, who lives and owns property at 3090 Munroe Drive. Pursuant to §2001 through §2003
of the City's code or ordinances, the purpose of this letter is to officially notify the City of Miami
that my clients' are aggrieved by the action of the PZAB in connection with the above referenced
matter. Enclosed with this letter is a check in the amount of $500.00, which is the required fee
for this type of appeal.
My clients' homes are within several hundred feet of the proposed development at Ransom
Everglades. They reside within the neighborhood of Camp Biscayne. The action of the PZAB
permits the construction of a monstrous new training and competition pools facility, new tennis
courts, locker rooms, restroom facilities, storage spaces, office, covered parking and bleachers.
Among the negative impacts these new uses will cause, combined with the existing 115' athletic
field lighting and artificial turf athletic field, include, but are not limited to, an exasperation
current lighting & noise pollution, traffic congestion, offsite traffic hazards, and impairment of a
well lmown historic site.
The PZAB failed to observe the essential requirements of the City's code pertaining to the
issuance of the Class II permit that authorizes this development, it failed to observe the
requirements of the City Comprehensive Plan, and it failed to afford due process during this
public hearing & appeal.
