The roadway was subsequently developed with pavement, curb and gutter, and sidewalk conforming to the 50 foot wide right-of-way. In 1985 the City Commission, by Ordinance, established a zoned base building line width of 75 feet for this roadway, thereby reserving additional property in anticipation of future widening in accordance with the Southeast Overtown/Park West Redevelopment Plan. An evaluation of current conditions west of Biscayne Boulevard reveals the following: 1. The major transportation arteries in this portion of the City are Biscayne Boulevard, I-395 and I- 95. Northwest 12th Street serves as a local city street. 2. There is already significant existing development to the east, west, and south that would preclude this street from ever reaching the specified 75 feet in the future. 3. This isolated section of Northwest 12th Street is the only block zoned 75 feet in width. All other blocks are currently 50 feet in width. 4. Requiring one block to be widened would be of limited benefit, with the possible exception of allowing dedicated right or left turn lanes at an intersection. The Public Works Department's review of this transportation corridor reveals that the current 50 foot wide developed roadway adequately serves the transportation needs of the public. The Public Works Department is recommending to the City Commission that the zoned base building line width of Northwest 12th Street between I-395 (Northwest Miami Court) and Northwest 1st Avenue be reduced from 75 feet to the original developed 50 foot wide right-of-way width to conform with current and future regulated development. Nothing will physically change on this roadway if the Ordinance is adopted. The Departments of Police, Fire -Rescue and Solid Waste have been notified of the proposed reduction of the zoned width of this right-of-way. Page 2 of 2
