Request: AN ORDINANCE OF THE MIAMI CITY COMMISSION, WITH
ATTACHMENT(S), AMENDING PAGE NO. 42, OF THE ZONING ATLAS OF
ORDINANCE NO. 11000, AS AMENDED, THE ZONING ORDINANCE OF
THE CITY OF MIAMI, ARTICLE 4, SECTION 401, SCHEDULE OF DISTRICT
REGULATIONS, BY CHANGING THE ZONING CLASSIFICATION FROM "R-
2" TWO-FAMILY RESIDENTIAL TO "C-1" RESTRICTED COMMERCIAL, FOR
THE PROPERTIES LOCATED AT APPROXIMATELY 3679 AND 3681
SOUTHWEST 25TH STREET, MIAMI, FLORIDA; MAKING FINDINGS;
CONTAINING A SEVERABILITY CLAUSE; AND PROVIDING FOR AN
EFFECTIVE DATE.
Purpose: This will change the above properties to "C-1" Restricted Commercial. The
applicant will proffer a covenant for these properties.

Planning Department: Recommended denial.

Note(s): The Planning Advisory Board recommended denial of the Land Use Change to City
Commission on December 2, 2009 by a vote of 9-0.
Zoning Board: Recommended approval to City Commission on January 11, 2010 by a vote of 5-
0. This Zoning Change is recommended for approval based on the
representation of counsel that a covenant, consistent with the parameters of "SD -
12", will be proffered to the Miami City Commission.
