Pursuant to State Statutes and the Interlocal Agreements for Public School Facility Planning,
the above -referenced application was reviewed for compliance with Public School Concurrency.
Accordingly, attached please find the School District's Preliminary Concurrency Analysis
(Analysis).
As noted in the Preliminary Concurrency Analysis, the requested zoning change would yield a
maximum residential density of 33 dwelling units, which generates 6 students; 3 elementary, 1
middle and 2 senior high students. At this time, the schools serving the area have sufficient
capacity available to service the application. However, a final determination of Public School
Concurrency and capacity reservation will only be made at the time of approval of final plat, site
plan or functional equivalent. AS SUCH, THIS ANALYSIS DOES NOT CONSTITUTE A
PUBLIC SCHOOL CONCURRENCY APPROVAL.

Dear Teresita:
As per the instructions from the Department of Planning, enclosed is a revised Public
School Concurrency form, submitted in connection with the above referenced Comprehensive
Plan and rezoning applications for Madrid Restaurant, Inc. This revised version of the form
illustrates the permitted density of 33 dwelling units within the requested Restricted Commercial
land use designation. Notwithstanding the permitted residential use within the requested
designation, the applicant does not intend to develop the subject property with residential units
and as stated, will limit the use on the property to the surface parking proposed under the
applications.
