Request: A RESOLUTION OF THE MIAMI ZONING BOARD RECOMMENDING
APPROVAL OR DENIAL OF AN ORDINANCE OF THE MIAMI CITY
COMMISSION, WITH ATTACHMENT(S), AMENDING PAGE NO. 33, OF THE
ZONING ATLAS OF ORDINANCE NO. 11000, AS AMENDED, THE ZONING
ORDINANCE OF THE CITY OF MIAMI, ARTICLE 4, SECTION 401, SCHEDULE
OF DISTRICT REGULATIONS, BY CHANGING THE ZONING CLASSIFICATION
FROM "R-2" TWO-FAMILY RESIDENTIAL TO "C-1" RESTRICTED
COMMERCIAL, FOR THE PROPERTIES LOCATED AT APPROXIMATELY
3500, 3524, 3550, 3590, 3592 SOUTHWEST 7TH STREET, 710 SOUTHWEST
35TH AVENUE AND 711 SOUTHWEST 36TH AVENUE, MIAMI, FLORIDA;
MAKING FINDINGS; CONTAINING A SEVERABILITY CLAUSE; AND
PROVIDING FOR AN EFFECTIVE DATE.
Purpose: This will change the above properties to "C-1" Restricted Commercial.

Note(s): The Planning Advisory Board recommended approval of the Land Use Change to City
Commission on December 2, 2009 by a vote of 9-0, except the north twenty feet parallel to
SW 7th Street, which is to remain with the "Duplex Residential" land use designation.
