Our firm represents COVA, INC., Felipe A. Valls, Jr, as Trustee, Felipe A. Valls, Sr. and
Aminta Valls who are the owner (the "Owner") of the properties located at 3550 SW 7 Street,
3 590 SW 7 Street, 3 592 SW 7 Street, 711 SW 36 Avenue, 710 SW 35 Avenue, 3 524 SW 7 Street
and 3500 SW 7 Street (the "Property"). The Property is designated Duplex Residential in the
Miami Comprehensive Neighborhood Plan (the "Comp Plan") and is zoned R-2 Two -Family
Residential, The Owner is proposing a change to the Miami Comprehensive Neighborhood Plan
from Duplex Residential to Restricted Commercial and a zoning change from R-2 Two -Family
Residential to C-1 Restricted Commercial.
The Property is bounded by commercial uses on the west and immediately to the south.
The Owners wish to provide additional parking to serve the existing restaurant use directly to the
south of the site. The land use and zoning change we are seeking is a logical extension of the
abutting district boundary line and will provide consistent commercial zoning in the immediate
area where there are commercially designated and zoned city blocks immediately to the west.
