The lease agreement ("Lease") for the space located at which Special
Investigations is renting from A.V.S. International' Group, Inc., provides for five (5) one-year renewal
terms.
On December 14, 2006, the City Commission authorized the City Manager to execute the Lease and the
first two (2) one-year renewal terms through Resolution 06-0700. One renewal term was exercised in
2008. Pursuant to section 21(b) of the Lease, the rent charged forthis second one-year renewal period
will be the same as first one-year renewal period: $22,000 annually. Commencement of the renewal
term is January 1, 2009, with a termination date of December 31, 2009. The renewal period terms are
as follows:
Term: One year, January 1, 2009 to December 31, 2009
2009 Rent: $22,000 /annually ($1,833.33 monthly)
Option to Renew: Three (3) one-year renewal options remaining
Future Rents: 2010-2012 to be negotiated and requiring City Commission.approval
The rent shall be paid in advance on the first day of every calendar month or, if desired, the annual
amount In the beginning of the term. As previously, the tenant pays all utilities directly to the utility
