Re: Approval of Metro Apartments ("Project") by City of Miami Commission
Dear Anel:
Our firm represents Carlisle Group I Development, LLC, the developer of the above -
captioned Project. On or about June 8, 2009, the City of Miami issued a Class II Special Permit
approving the Project. Enclosed is a copy of the Final Decision signed by the Director of the
Planning Department. Also enclosed is a copy of the signed and sealed plans that were reviewed
by the City, recommended for approval by the City's Internal Design Review Committee, and
thereafter approved by the Urban Design Review Board.
Also enclosed is a Declaration of Restrictive Covenants ("Declaration") which was
recorded in the Public Records of Miami -Dade County on April 3, 2007. hl relevant part, the
Declaration requires that the City Commission approve redevelopment of several pieces of
property identified on Exhibit "A". The parcels on which the Project will be developed are
subject to the Declaration. They have the following folio numbers and street addresses:
(i) 01-0101-060-1120,1022 NW 1St Avenue;
(ii) 01-0101-060-1150,1012 NW 1St Avenue;
(iii) 01-0101-060-1190, 1000 NW 1St Avenue
The above parcels are listed on page 8 of the Declaration and are flagged for your ease of
reference. In accordance with the terms of the Declaration, our client hereby requests that the

Project be placed on the next available City Commission agenda for review and approval. In
connection with that request, we are also requesting that the Declaration be released only to the
extent of the property on which the Project will be built.
In accordance with City of Miami Public Hearing procedure, enclosed is a Zoning
Referral signed by Lourdes Slazyk, Zoning Administrator, dated October 7, 2009.
We would appreciate it if you would facilitate the placement of the Project on the soonest
available City Commission agenda with a recommendation for approval. Upon your review of
the enclosed, please do not hesitate to contact our office with any questions. As always, we
appreciate your assistance and attention to this matter.
