REPORT OF PROPOSED RECORD PLAT OF
LAS BRISAS DE VARADERO
LOCATED ALONG THE SOUTH SIDE OF N.W. 7 STREET
FROM WEST OF N.W. 47 AVENUE
The accompanying Plat entitled LAS BRISAS DE VARADERO
was prepared by Accurate Construction Survey Corp. It is in correct form for submission to
the City Commission and is forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat and subdivision of the property described in the
attached Legal Description, The area platted consists of one (1) tract of land and
alley containing approximately 22,961 square feet (0.53 of an acres). It is zoned C-
1.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Charles W. Carr, Registered Surveyor and Mapper, this Plat
complies with the plat filing laws of the State of Florida.
(4) The Certificate of Title Examination dated �)Qc R,wl ZY'Z?, ,100, signed by
H, -RA?- HP fc4 n r Qo% . tn a> , Attorney, indicates that the fee simple title
to the property platted is correctly vested in SORIMAR, INC, a Florida corporation,
and that the Plat has been correctly executed.
(5) The Zoning Board of Miami, Florida, after a Public Hearing, has recommended the
closing and vacation of:
1. The 18 -foot alley of JAY BOB SUBDIVISION — PART No.3, Plat Book 60 at
Page 32.
This action has been confirmed by City Commission Resolution No. R-06-0129.
Additionally, the 6 -foot wide public utility easement of JAY BOB SUBDIVISION —
PART No.3, Plat Book 60 at Page 32, will be officially vacated and closed under
Section 55-15 (e), Altemate Method for Vacation and Closure of Platted
Easements, of Chapter 55, Subdivision Regulations, of the Code of the City of
Miami, Florida, when the plat of LAS BRISAS DE VARADERO is recorded in the
Public Records of Miami — Dade County Florida.
(6) The area platted is encumbered by a mortgage and the mortgage holder has
executed the plat and joined in its dedications.
(7) In accordance with the requirements of Chapters 54 and 55 of the Code of the City
of Miami, Florida, a Cashier's Check, in the amount of $42,951.00, from
Intercontinental Bank, has been remitted by SORIMAR, INC., for the subdivision
improvements at LAS BRISAS DE VARADERO. The Cashier's Check will
accompany the Agreement between the City of Miami and the aforementioned
owners to guarantee the following:
REMOVE APPROXIMATELY 623 SQUARE FEET OF CONCRETE SIDEWALK
REMOVE APPROXIMATELY 529 SQUARE YARDS OF ASPHALT PAVEMENT
REMOVE APPROXIMATELY 128 LINEAR FEET OF CONCRETE CURB AND GUTTER
CONSTUCT APPROXIMATELY 350 SQUARE FEET OF NEW 4 -INCH CONCRETE
SIDEWALK (INCLUDING HANDICAP RAMPS)
CONSTUCT APPROXIMATELY 462 SQUARE FEET OF NEW 6 -INCH CONCRETE
SIDEWALK
CONSTUCT APPROXIMATELY 128 LINEAR FEET OF NEW 6 -INCH CONCRETE CURB
AND GUTTER
CONSTRUCT APPROXIMATELY 758 SQUARE YARDS OF ASPHALTIC
PAVEMENTANVERTED CROWN (1 - INCH ASPHALTIC CONCRETE PAVEMENT AND 6 -
INCH LIMEROCK BASE)
PROVIDE AND INSTALL ONE (1) 6- INCH SANITARY LATERAL
PROVIDE AND INSTALL ONE HUNDRED (100) LINEAR FEET OF 18 -INCH
PERFORATED ALUMINUM PIPE FRENCH DRAIN
PROVIDE AND INSTALL TWO (2) TYPE "D" WITH "TYPE D" FRAME AND GRATE
(8) The attached Resolution has been prepared for the acceptance of the Plat by City
Commission of Miami, Florida.
