THIS INDENTURE, made this OL day of bece m ber ,1986,
by Max Friedman and Ingrid Friedman, his wife; Graham C. Miller
and Martha T. Miller, his wife; Ponciano J.M. Tr/iana and Bernadina
Triana, his wife, and Ralph A. Federici and Magaly Federici, his
wife, each as to an undivided 1/4 interest
hereinafter called the grantor, to

hereinafter called the grantee:

"grantee" include all the patties to this
instrument and the heirs, legal representatives
and assigns of individuals, and the successors
and assigns of corporations.)
WITNESSETH, that said gtantot, for and in consideration
of the sum of $ 10.UU Dollars, and other good and valuable
considerations to said grantor in hand paid by said grantee, the
receipt whereof is hereby acknowledged, hereby grants, bargains
sells, aliens, remises, releases, conveys and confitms unto the
grantee all that certain land, situate, lying and being in Dade
County, Florida, to -wit:
see Attached Exhibit A incorporated herein
by reference
Subject to:
1. Taxes accruing for the current year and for all
subsequent years.
2. First Mortgage in favor of The Skylake Bank, in
original principal amount of $ 500,000 dated July 18, 1984 and
recorded at OR 1223U, at Page 1395, public records of Dade County,
Florida.
3. Purchase Money wtap-around second mortgage of even
date herewith.
TOGETHER with all the tenements, hereditaments and
appurtenances thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD the same in fee simple Eotevet.
AND the grantor hereby covenants with said grantee that
the grantor is lawfully seized of said land in fee simple, that
the grantor has good right and lawful authority to sell and convey
said land; that the grantor hereby fully warrants the title to
said land and will defend the same against the lawful claims of
all persons whomsoever.

Commencing at a point on the South line of the SW 1/4 of Section
12,: Township 53 South, Range 41 East, Dade County, Florida, at a
distance of 1320 teet east at the SW corner of the SW 1/4 at said
Section 12, thence north parallel to and 1320 feet east of the
4est line at the SW 1/4 at said Section 12, tar a distance o' 35
to t to the Point of Beginning; thence continue north parallel 3
and 1320 teet east of the west line of the SW 1/4 of said Section
12 for a distance of 550.63 teet to the Southerly right-ot-way
