Ours is an architectural and planning firm that is designing projects all over the United Stales, working with zoning codes across the country. We believe, that the proposed Miami 21 Code, which is a form based code, is an enlightened step forward in the conceptual understanding of the future of zoning codes and how they effect the built environment- We believe Miami 21 is a key benchmark legislation to guide and control the qualitative physical form of Miami. If enacted, Miami 21 will enable Miami to realize a cohesive vision for a walkable city, one in which the quality of the public realm of streets and spaces is as important as the built environment. We have read the code with a critical eye to issues that may be problems for future development. We have found very few. This code is a monumental undertaking and you and your Planning Department & DPZ should be commended for the intelligence, comprehensiveness and organizational accuracy with which this code has been written. We lock forward to working with this code and to using it as the bass for our planning and design work in Miami.
