Dear Ms. Fernandez:
Our firm represents Paradise Dairy Acquisitions, LLC, a Florida limited liability
company, (the "Applicant") in connection with the enclosed comprehensive plan amendment and
zoning change applications for the properties located at 636 NW 26 Street, 2451 NW 7 Avenue,
636 NW 24 Street., 629 NW 23 Street, 635 NW 23 Street, 645 NW 23 Street, 655 NW 23 Street,
665 NW 23 Strut and legally described in Exhibit "A" (the "Property"). The Property is
currently designated Industrial in the Miami Comprehensive Neighborhood Plan (the "Plan") and
zoned Industrial I (the "Zoning District").
The Property is 5.115 acres in size and is the former MacArthur Dairy site. The
Applicants wish to introduce mixed use opportunities at the site consisting of affordable housing
and commercial office uses (the "Intended Use"). Although the City is in great need of
affordable housing, such uses would not be otherwise permitted or accommodated under the
current zoning designation. As such, the Applicant is seeking an amendment to the Plan to

Restricted Commercial and a rezoning to Restricted Commercial. The Intended Use is consistent
with the Plan and permitted in the Zoning District.
