ORDINANCE NO. 11000, AS AMENDED, THE ZONING ORDINANCE OF
THE CITY OF MIAMI, ARTICLE 4, SECTION 401, SCHEDULE OF DISTRICT
REGULATIONS, BY CHANGING THE ZONING CLASSIFICATION FROM "R-
2" TWO-FAMILY RESIDENTIAL AND "R-3" MULTIFAMILY MEDIUM DENSITY
RESIDENTIAL TO "C-1" RESTRICTED COMMERCIAL WITH AN "SD -29"
HISTORIC LEMON CITY/LITTLE HAITI VILLAGE SPECIAL OVERLAY
DISTRICT.
Purpose: This will change the above properties to "C-1" Restricted Commercial with an
"SD -29" Historic Lemon City/Little Haiti Village Special Overlay District.

Planning Department: Recommended denial.
Analysis: See supporting documentation.
Note(s): The Planning Advisory Board recommended denial to City Commission of the Land Use
Change on February 18, 2009 by a vote of 8-0.
Zoning Board: Continued on March 9, 2009. Recommended approval to City Commission on
April 13, 2009 by a vote of 5-1.
City Commission: Continued on June 25, 2009. Passed First Reading on July 23, 2009.
