Subject: Resolution to authorize an increase in the contract amount for additional services for the project
entitled "Melreese Clubhouse and Restaurant," B-30566.
Purpose of Item:
To authorize Amendment No. 1 to the agreement with Tran Construction, Inc., for the project entitled "Melreese
Clubhouse and Restaurant," B-30566, which increases the contract value by $619,202.58, for a total contract
amount not to exceed $4,281,350.58. The additional work includes $233,191.58 in LEED-related change order
items due to the decision to pursue LEED certification, and an additional $386,011 for equipment build -out not
originally contemplated in the scope of work.
Background Information:
Bids for the Melreese Clubhouse and Restaurant project were received on August 4, 2008 at 2:00 P.M., pursuant
to formal Invitation for Bids No. 07-08-017, issued June 18, 2008. On Sept. 17, 2008, pursuant to R-08-0463, the
City Manager entered into an Agreement with Tran Construction, the lowest responsive and responsible bidder, in
the amount of $3,662,148. The Project consists of construction of a new Melreese Golf Course Club House &
Restaurant Facility.
The project was not originally contemplated to be Leadership in Energy and Environmental Design ("LEED")
certified. It was determined to be in the City's best interest, as part of the Mayor's initiative to promote Green
Building practices, to pursue Leadership in Energy and Environmental Design ("LEED") Certification. LEED-
related revisions to the plans were subsequently required. The LEED change order items, totaling $233,191.58,
include: dimming controls, HVAC equipment, storefront changes, additional landscaping, electrical revisions,
ductwork changes, etc.

The majority of the additional $386,011 for equipment build -out will be funded by the $350,000 contribution from
the Miami Sports and Exhibition Authority ("MSEA"), accepted July 23, 2009, pursuant to R-09-0386, for this
purpose.
The $619,202.58 for the change order items and additional work requested in this Amendment No. 1 for Melreese
Clubhouse and Restaurant is available in CIP project account B-30566.
