Scott Roberts McNary & Betty Marie McNary

On March 8, 2007, the City Commission adopted Resolution #07-0117 authorizing the City Manager to
execute the lease agreement ("Lease") between the City ("Lessee") and Scott R. McNary and Betty M.
McNary ("Lessor") for the rental of 3,900 square feet of space located at 1150 Southwest 22 Street,
Miami, Florida.
Pursuant to Section 5, the Lease provides for five, one-year renewal terms. Furthermore, pursuant to
Section 3, the Rent charged for this one-year renewal period "shall be increased by the increase during
the prior year, not to exceed three percent (3%) per year, in the index known as 'United States Bureau
of Labor Statistics, Consumer Price Index."' Therefore, the renewal period terms are as follows:
Term: One-year renewal option; March 21, 2009 — March 20, 2010
Rent: $97,073.16 /annually ($8,089.43 monthly)
Option to Renew: Four, one-year renewal options remaining
The rent shall be paid in advance on the first day of every calendar month or, if desired, the annual
amount in the beginning of the term. Kindly indicate your approval to exercise the one-year renewal
option by signing in the space below. Please return this memo to my attention by June 19, 2009.
