Purpose of Item.- ACCEPTING tem: ACCEPTING THE CONVEYANCE OF THE PARCELS OF LAND LOCATED AT 6005 NORTHWEST 15TH AVENUE AND 1461 NORTHWEST 60 STREET TO THE CITY OF MIAMI; AUTHORIZING THE CANCELLATION OF THE PURCHASE AND SALE AGREEMENT BETWEEN THE CITY OF MIAMI AND PALMETTO HOMES OF MIAMI, INC. FOR THE PARCEL OF LAND LOCATED AT 1477 NORTHWEST 6e STREET, MIAMI, FLORIDA; AUTHORIZING THE CONVEYANCE OF THE PARCELS OF LAND LOCATED AT 1320 NORTHWEST 61a STREET AND 1370 NORTHWEST 61sT STREET, MIAMI, FL, WITH PARCEL REVERTER PROVISIONS, AS LEGALLY DESCRIBED IN EXHIBIT -9, ATTACHED AND INCORPORATED, TO PALMETTO HOMES OF MIAMI, INC. FOR THE DEVELOPMENT OF THE GREEN TOWNHOMES PROJECT, SUBJECT TO ALL RESTRICTIONS PROVIDED IN RESOLUTION NO. 08-0334; AUTHORIZING THE CITY MANAGER TO EXECUTE A PURCHASE AND SALE AGREEMENT IN SUBSTANTIALLY THE ATTACHED FORM AND ALL OTHER NECESSARY DOCUMENTS FOR SAID PURPOSE. Start Up Capital Cost: Maintenance Cost: Total Fiscal Impact: CIP Ifuemg orreceivinAcapiW fiords Grants Final ADtprovals (SIGN AND DATE) Budget Risk Purchasing Dept Chief _ City Page 1 of AGENDA ITEM SUMMARY FORM CONTINUED Background Information: Pursuant to Resolution No. 07-0053, adopted on January 25, 2007, the Miami City Commission authorized the conveyance of the parcels of land located at 1461 Northwest 6e Street and 6005 Northwest Ie Avenue to Palmetto Homes of Miami, Inc. {"Palmetto Homes") for the construction of affordable housing. On February 20, 2006, those two parcels of land were deeded to Palmetto Homes. Pursuant to Resolution No. 08-0334, adopted on June 12, 2008, the Miami C1 Commission authorized the conveyance of the parcel of land located at 1477 Northwest 60 Street to Palmetto Homes for the construction of affordable housing_ On August 5, 2008, a Purchase and Sale Agreement between Palmetto Homes and the City of Miami ("City') was executed for the site located 1477 Northwest 6e Street. Due to Palmetto Homes' unsuccessful negotiations with the owner of a bordering site necessary to implement this project, Palmetto Homes has agreed to convey the two parcels of land at 6005 Northwest 1 e Avenue and 1461 Northwest 60'" Street back to the City and to cancel the Purchase and Sale Agreement for the parcel of land located at 1477 Northwest 60" Street. The City -owned properties located at 1320 Northwest 61st Street and 1370 Northwest 61st Street are available for conveyance to Palmetto Homes of Miami, Inc. for the development of the Green Townhomes Project. IThe Administration recommends: (1) accepting the conveyance of the parcels of land located at 6005 Northwest 15th Avenue and 1461 Northwest 60'" Street to the City; (2) cancelling the Purchase and Sale Agreement between the City and Palmetto Homes for the parcel of land located at 1477 Northwest 60' Street, Miami, and (3) authorizing the conveyance of the parcels of land located at 1320 Northwest 61s' Street and 1370 Northwest 61St Street, Miami, Florida, as legally described in Exhibit 'A", attached and incorporated, to Palmetto Homes for the development of the Green Townhomes Project, subject to all restrictions provided in Resolution No. 08-0334.
