A RESOLUTION OF THE MIAMI CITY COMMISSION, WITH ATTACHMENT(S),
ACCEPTING THE CONVEYANCE OF THE PARCELS OF LAND LOCATED AT 6005
NORTHWEST 15TH AVENUE AND 1461 NORTHWEST 60TH STREET, MIAMI,
FLORIDA, TO THE CITY OF MIAMI; AUTHORIZING THE CANCELLATION OF THE
PURCHASE AND SALE AGREEMENT BETWEEN THE CITY OF MIAMI AND
PALMETTO HOMES OF MIAMI, INC. FOR THE PARCEL OF LAND LOCATED AT
1477 NORTHWEST 60TH STREET, MIAMI, FLORIDA; AUTHORIZING THE
CONVEYANCE OF THE PARCELS OF LAND LOCATED AT 1320 NORTHWEST
61st STREET AND 1370 NORTHWEST 61ST STREET, MIAMI, FLORIDA, WITH
PARCEL REVERTER PROVISIONS, AS LEGALLY DESCRIBED IN EXHIBIT "A",
ATTACHED AND INCORPORATED, TO PALMETTO HOMES OF MIAMI, INC. FOR
THE DEVELOPMENT OF THE GREEN TOWNHOMES PROJECT, SUBJECT TO
ALL RESTRICTIONS PROVIDED IN RESOLUTION NO. 08-0334, ADOPTED JUNE
12, 2008; AUTHORIZING THE CITY MANAGER TO EXECUTE A PURCHASE AND
SALE AGREEMENT, IN SUBSTANTIALLY THE ATTACHED FORM, AND ALL
OTHER NECESSARY DOCUMENTS FOR SAID PURPOSE.
WHEREAS, pursuant to Resolution No. 07-0053, adopted on January 25, 2007, the Miami City
Commission authorized the conveyance of the parcels of land located at 1461 Northwest 60th Street
and 6005 Northwest 15th Avenue, Miami, Florida, to Palmetto Homes of Miami, Inc. ("Palmetto
Homes") for the construction of affordable housing; and
WHEREAS, on February 20, 2008, those two parcels of land were deeded to Palmetto Homes;
and
WHEREAS, pursuant to Resolution No. 08-0334, adopted on June 12, 2008, the Miami City
Commission authorized the conveyance of the parcel of land located at 1477 Northwest 60th Street,
Miami, Florida, to Palmetto Homes for the construction of affordable housing; and
WHEREAS, on August 5, 2008, a Purchase and Sale Agreement between Palmetto Homes and
the City of Miami ("City") was executed for the site located 1477 Northwest 60th Street, Miami,
Florida; and
WHEREAS, due to Palmetto Homes' unsuccessful negotiations with the owner of a bordering site
necessary to implement this project, Palmetto Homes has agreed to convey the two parcels of land at
6005 Northwest 15th Avenue and 1461 Northwest 60th Street, Miami, Florida, back to the City and to
cancel the Purchase and Sale Agreement for the parcel of land located at 1477 Northwest 60th
Street, Miami, Florida; and
WHEREAS, the City -owned properties located at 1320 Northwest 61st Street and 1370
Northwest 61st Street, Miami, Florida, are available for conveyance to Palmetto Homes of Miami, Inc.
for the development of the Green Townhomes Project; and

WHEREAS, the Administration recommends: (1) accepting the conveyance of the parcels of land
located at 6005 Northwest 15th Avenue and 1461 Northwest 60th Street, Miami, Florida, to the City;
(2) cancelling the Purchase and Sale Agreement between the City and Palmetto Homes for the parcel
of land located at 1477 Northwest 60th Street, Miami, Florida, and (3) authorizing the conveyance of
the parcels of land located at 1320 Northwest 61st Street and 1370 Northwest 61st Street, Miami,
Florida, as legally described in Exhibit "A", attached and incorporated, to Palmetto Homes for the
development of the Green Townhomes Project, subject to all restrictions provided in Resolution No.
08-0334;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI,
FLORIDA:
Section 1. The recitals and findings contained in the Preamble to this Resolution are adopted by
reference and incorporated as if fully set forth in this Section.
Section 2. The conveyance of the parcels of land located at 6005 Northwest 15th Avenue and
1461 Northwest 60th Street, Miami, Florida, back to the City, is accepted.
Section 3. The cancellation of the Purchase and Sale Agreement between the City and Palmetto
Homes for the parcel of land located at 1477 Northwest 60th Street, Miami, Florida, is authorized.
Section 4. The conveyance of the parcels of land located at 1320 Northwest 61 th Street and 1370
Northwest 61 st Street, Miami, Florida, with parcel reverter provisions, as legally described in Exhibit
"A", attached and incorporated, to Palmetto Homes of Miami, Inc., subject to all restrictions as stated
in Resolution No. 08-0334, is authorized.
Section 5. The City Manager is authorized {1} to execute a Purchase and Sale Agreement, in
substantially the attached form, and all other necessary documents for said purpose.
Section 6. This Resolution shall become effective immediately upon its adoption and signature of
the Mayor.{2}
Footnotes:
{1} The herein authorization is further subject to compliance with all requirements that may be
imposed by the City Attorney, including but not limited to those prescribed by applicable City Charter
and Code provisions.
{2} If the Mayor does not sign this Resolution, it shall become effective at the end of ten calendar
days from the date it was passed and adopted. If the Mayor vetoes this Resolution, it shall become
effective immediately upon override of the veto by the City Commission.
