Second Avenue Miami, Florida 33130 Re: Letter of Intent Douglas Gardens Holding Corp., Inc., (the "Client") The property more specifically described in Exhibit "A" (the "Property") Dear Ms. Fernandez: Douglas Gardens Holding Corp., Inc., is the real estate property holding company of the Miami Jewish Home and Hospital for the Aged, which today is the largest, most comprehensive center for geriatric care, programs and services in the Southeast United States, employing 1,500 individuals, making the home one of the largest single employers in the area. The Miami Jewish Home and Hospital for the Aged is a not-for-profit corporation. It provides a public service in the City of Miami for which additional parking is necessary. On behalf of our Client, we hereby submit public hearing applications for an Amendment to the Zoning Atlas and an Amendment to the Comprehensive Plan (hereinafter, the "Applications") in connection with the Property. The proposed use of the property is a surface parking lot for use by the Miami Jewish Home and Hospital for the Aged. This is the only lot on the block that is zoned residential with a duplex residential future land use. In 2005-2006, our Client applied for and the City approved amendments to the zoning atlas and comprehensive plan on the remainder of the block to accommodate the use of the property as a surface parking lot for the Miami Jewish Home and Hospital for the Aged. Then in 2008, these properties were granted a special exception so that they could be used for the surface parking lot. This lot could not be included in those applications because our Client had been unable to purchase it due to title issues. The current zoning is R-2 and the future land use is Duplex Residential. We are seeking to rezone the property to GI and amend the comprehensive plan to a designation of Major Institutional Public Facilities, Transportation and Utilities.
