SD -14 Latin Quarter Commercial -Residential Districts To Whom It May Concern: It is our intention to apply for a special exception in order to reduce the required off-street parking for the aforementioned project as per City of Miami Zoning Ordinance Sec. 917.7.2 917.7.2 REDUCTION IN PARKING REQUIREMENTS FOR MULTIFAMILY RESIDENTIAL DEVELOPMENT WHEN LOCATED IN COMMUNITY REVITALIZATION DISTRICTS (CRD). REDUCTIONS IN PARKING REQUIREMENTS FOR MULTIFAMILY RESIDENTIAL DEVELOPMENT MAY BE APPROVED, PURSUANT TO A SPECIAL EXCEPTION PERMIT, WHEN SUCH DEVELOPMENT IS LOCATED WITHIN A CRD AS DETERMINED BY THE PLANNING AND ZONING DEPARTMENT. SUCH REDUCTIONS BY SPECIAL EXCEPTION PERMIT SHALL NOT FALL BELOW THE FOLLOWING MINIMUM REQUIREMENTS AND SUCH DEVELOPMENTS SHALL NOT BE ELIGIBLE FOR VARIANCES IN CONJUNCTION WITH THIS REDUCTION. 1. ONE (1) BEDROOM AND STUDIO UNITS (WITH OR WITHOUT DENS OR OTHER SUCH SIMILAR SPACES): ONE (1) PARKING SPACE PER UNIT 2. TWO (2) BEDROOM UNITS: ONE (1) PARKING SPACE PER UNIT 3. THREE (3) OR MORE BEDROOM UNITS: TWO (2) PARKING SPACES PER UNIT Parking calculation shall be as provided for on Sheet G-2 on the plans dated 1/27/09 and stamped received by the City of Miami on 2/2/09. In addition a Class II special permit is required as per Article 6 Section 614.3.1 to permit new construction in the SD -14 and SD -14.1 District. Under the Class II permit we are hereby requesting: - To reduce one loading space from (1) 12 x 35 to (1) 10 x 20 - A waiver from City of Miami Parking Guides and Standards for reduction of required back up space for parking. Required 23 feet, proposed 22 feet. Request to waive 1 foot. - Waiver of the Guides and Standards for the min 70% of uses permitted on ground floor frontage of any lot designated a "primary pedestrian pathway".
