Dear Mrs. Fernandez:
This law firm represents Tony's Standard Services, Inc. in relation to the
captioned applications for an amendment to the Comprehensive Neighborhood
Plan and the Zoning Atlas. This letter shall serve as the Applicant's letter of
intent in support of these applications.
Property. The Property is approximately 0.25 acres in size and is
developed with a surface parking lot. The Commercial land use designation
directly abuts the property on three sides. To the north and east there is also
surface parking on lots that are designated and zoned commercial. To the east
there is a service station that is zoned and designated Commercial and to the
west there is a lot developed with surface parking that is also designated and
zoned commercial.

Land Use. The property is presently designated Duplex Residential on the
City Of Miami Comprehensive Neighborhood Land Use Map. The proposed
changes will allow the Property to be developed with parking to serve the
commercial corridor. The changes would be consistent with approvals for
surrounding properties.
For all of the foregoing reasons we request your favorable review and
reconunendation.
