Our firm represents American Welding Society, Inc. ("AWS") who are the owners of the
properties located A 550 NW 42 Avenue and 4227 NW 5 Street and legally described in the
attached Exhibit "A" (the "Property"). The Property is zoned C-1 and R-2 and is designated
Restricted Commercial and Duplex Residential in the City's Comprehensive Neighborhood Plan.
The Property consists of 1.39 net acres.
The purpose of this application is to request a zoning change for a portion of the
Property, specifically Lot 10, from R-2 to R-2 with an SD -12 Special Buffer Overlay District as
well as a Special Exception pursuant to Section 612 of the Zoning Ordinance 11000 for the
entirety of the site in order to permit surface parking to serve the abutting commercial use.
AWS is expanding their existing facility in order better accommodate the needs of their
employees and their members. This expansion is critical to the survival of their business. The
SD -12 and the Special Exception approval will permit AWS to accommodate the parking
associated with the expansion on such lot. A surface parking lot which serves the needs of the
existing building is located directly to the north of the proposed parking area. The rezoning of
Lot 10 will allow a continuation of the existing surface parking to the north.

The new expansion area is located on the northeast corner of the site and will replace an
existing surface parking area at the southwest corner of the NW 42 Avenue and 6"h Street
intersection. The new parking area that will satisfy the zoning code requirements will be located
at Lot 10. The parking area meets the design guidelines and standards and provides adequate
buffering along the abutting property lines.
