The pier improvements consist of 90 ".finger picml' that will nin perpendicular

oddingmoreslips to the facility; we are merely cnl)anuintg•our existing ones.

This item, Nvill ensure thal.the underground fuel tanks at our ruel station will be in
compliance once ilia modified code requiring all underground tbal tanks to be double
walled goes into enforcement at Ilia end of 2009, The relining is a cost 61'fective, code
compliant option for "double walling" the tanks (Ibis option is $30k cheaper than
replacement and there 19 far less business interruption,) The tanks arc removed, cleansed
and vaauuined, and tire thea) injected with a compound to form a mold that reitrtbrces the
walls of the laul<.

Ric:kenbacker Marina, Inc. (RAMI), along with the $1.3 million in capital improvements
already pledged, will render a number of aesthetic improveniews, includin+: but not limited to the
foll0wizs�:
Tho removal oftlie Key Biscayne Boat Rental (KBBR) trailer offlce, vrs well as the lark
shipping container currently used by them as a storgp unit. Also to be removed are all of
rhe steel rucks (bet house their personal waver crafts (NWC's) on the northeastern portion
of Ilia Subleased parcel (Stadium Basin side, adjacent to our dry storage). A pordmi of
this area will most likely be used as much needed addilional parking space rind the
bttlanee will likely be occupied by a boat dealership satellhe office,

occupied by KBBR — also to include, with the City's approval, a paved walkway leading
to the current laurseh area on the adjacent City marina parcel. This tivill be a secured,
sated, pedestrian walkway that tivill be NOthin our setback, and will not encroach upon the
wetlands, and thus tivill allow RMT to crm

will gain some upland arca upon the installation oftlae seawall and fillet] hi area bebind it
(refer to engineer's drawings in the capital costs binder.)

as well as all areas where the rewired signage currently appears,
