REPORT OF PROPOSED RECORD PLAT OF
BAY POINT FRONT
LOCATED ALONG SABAL PALM ROAD OPPOSITE MYRICA
LANE IN THE BAY POINT COMMUNITY
The accompanying Plat entitled BAY POINT FRONT was prepared by
E.R. BROWNELL AND ASSOCIATES, INC. 1t is in correct form for submission to the
City Commission and is forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of the property described in the attached Legal
Description. The area platted consists of one (1) tract of land containing
approximately 32,178 square feet (0.74± of an acre). It is zoned R-1.
(2) The location of the streets and. their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Thomas Brownell, Registered Surveyor and Mapper, this Plat
complies with the plat filing laws of the State of Florida.
(4) A portion of each of the two 5 -foot wide utility easements, which run along the
common lot line of Lots 17 and 18, Block 16, Bay Point, Plat Book 40, Page 63,
will be officially vacated and closed under Section 55-15 (e), Alternate Method for
Vacation and Closure of Platted Easements, of Chapter 55, Subdivision
Regulations, of.the Code of the City of Miami, Florida, when the plat of Bay Point
Front is recorded in the Public Records of Miami -Dade County, Florida.
(5) The certificate of Title Examination dated 1.2, ,Zx�19 ,
signed by/&6.,,- ��l�l r' , Attorney, indicates that the fee simple title to
the property platted is correctly vested in Fatos Rosenberg, a married woman,
and that the plat has been correctly executed.
(6) The area platted is encumbered by a mortgage and the mortgage holder has
executed the plat and joined in its dedications.
(7) 1n accordance with the requirements of Chapters 54 and 55, of the Code of the
City of Miami, Florida, a Letter of Credit in the amount of $123,466.00 has been
executed by Mellon United National Bank and Fatos Rosenberg, owner. The
Letter of Credit will accompany the Agreement between the City of Miami and the
aforementioned Fatos Rosenberg to guarantee the following:
1. PROVIDE AND INSTALL. APPROXIMATELY 807 LINEAR FEET OF 184NCH
REINFORCED CONCRETE PIPE
2. PROVIDE AND INSTALL ONE (1) TYPE "F-3" CATCH BASIN WITH
CUSTOMIZED FRAME AND COVER
3. PROVIDE AND INSTALL TWO (2) TYPE "A" MANHOLE WITH CUSTOMIZED
FRAME AND COVER
4. PROVIDE AND INSTALL ONE (1) POLLUTION PREVENTION STRUCTURE
5. REMOVE AND DISPOSE EXISTING DRAINAGE INLET
6. PROVIDE AND INSTALL 2,104 SQUARE FEET TURF BLOCK AND 8 -INCH
GRAVEL BASE
(8) The attached Resolution has been prepared for the acceptance of the Plat by
City Commission of Miami, Florida.
