m Plat Book 40, at Page 63, of the Public Records of Miami Dade County
Florida; and all of Lot 18, in Block 16, of BAY POINT, according to the
Plat thereof, recorded in Plat Book 40, at Page 63, of said Public Records,
LESS that portion of Lot 18 more particularly described as follows.
Commence at the most westerly corner of said Lot 18;. thence run
Northeasterly along the Northwesterly line of said Lot 18, along a circular
curve to the left having for its elements a radius of 3,460 feet and a central
angle of 0 degrees 47 minutes 11.67 seconds, a distance of 47.50 feet to
the mid point on the Northwesterly line of said Lot 18 and the point of
beginning of the parcel of land hereaffler to be described; thence continue
northeasterly along the northwesterly boundary of said Lot 18 aad along a
curve to the left having for its elements a radius of 3,460 feet, a central
angle of 0 degrees 47 minutes 11.67 seconds and a chord bean of North
41 degrees 01 minutes 22.80 seconds East to the most nor=therly comer, of
said Lot 18; tlience South 49 degrees 22 minutes 13.04 seconds East along
the northeasterly boundary of said Lot 18, a distance of 214.596 feet to the
most easterly comer of said Lot 18; thence run South 35 degrees 01
minutes 00.10 seconds West along the -southeasterly boundary of said Lot
18, a. distance of 50.76 feet to point; thence run North 48 degrees 35
minutes 01.37 seconds Nest radial to the arc of aforesaid curve a distance
of 219.907 feet to the point of beginning. -
