I.
INTRODUCTION
The purpose of this report is to identify the location of exiting water and sewer main lines
adjacent to the project site which are available to serve the new Calle Ocho Mixed -Use Development
project and to estimate the general water, sewer, and drainage requirements as well as calculating the
expected solid waste generation for the proposed development.
The proposed project site is located at the northwest block of the intersection of SW 9th Street
and SW 5fh Avenue. The site is bound by SW 5t" Avenue (east), SW 9th Street, (south), SW 8"' Street
(north), and adjacent properties to the west. In total, the project site is made up of nine separate lots
(Folio Numbers: 01-0206-010-1010, 01-0206-010-1180, 01-0206-010-1171, 01-0206-010-11701 OI -
0206 -010-1160, 01-0206-010-1150, 01-0206-010-1140, 01-0206-010-1130, and 01-0206-010-1120).
The existing buildings and parking lot which occupy these properties will be demolished in order to
make way for the new development.
The proposed project will include a mixed use development residential tower with a parking
garage, commercial and retail space. The project will have a total of 229 residential units,
approximately 20,946 SF of commercial space, and approximately 20,173 SF of office space.
II. DRAINAGE SYSTEM
For drainage design purposes, the site will be considered 100% impervious. Landscape and
green areas are provided, but these areas will not be considered in the calculations in an effort to be
conservative in the storm water management design. Storm water discharge will consist of runoff from
rooftops, driveways, vertical building faces and pedestrian areas. Miami -Dade DE RM requires that the
proposed drainage system take into account 113 of the largest vertical building face. The building face
exposed to the north will produce the largest amounts of runoff and will be accounted for in the
calculations. The site land use can be summarized as follows:

All pavement runoff is to be collected in catch basins capable of detaining the peak inflow from
the Miami -Dade County Department of Environmental Resources (DERM) 5 -year, 24-hour design
storm for 90 seconds. These catch basins also contain baffles to prevent all oil, grease and foreign
matter from flowing into the proposed drainage system. The runoff will then flow into four proposed
drainage wells based on calculations found in Table 1 (See Page 5). Runoff from building rooftops
and vertical faces are uncontaminated by oil and grease and may be conveyed directly into to the
drainage wells. The use of drainage wells is permitted by Dade County DERM in this area due to the
high level of salinity found in the groundwater. Since the proposed system is using drainage wells to
dispose of excess runoff, an exfiltration trench system will be designed to treat the larger of the first
inch of runoff generated before disposing of any runoff, or 2.5 inches over the impervious area. The
k--, proposed well and exfiltration trench systems will keep the site dry during DERM's 5 years - 24 hours
storm, and keep the flooding below the site perimeter elevation during South. Florida Water
Management District's (SFWMD) 25 years - 72 hours storm. The 100 years — 72 hours storm stage
elevation is required to remain under elevation 11.00 -ft NGVD (8" above the average crown of road
elevation). Additionally, a separate exfiltration trench system with a sand filter will be needed to
collect the parking garage runoff as required by DERM.
SW 81h Street is a Florida Department of Transportation (FDOT) Right -of -Way. According to
FDOT regulations, additional calculations must be performed as proof that there will be no discharge
into the FDOT Right -of -Way. The drainage well system will be designed to retain the maximum storm
stage of the 100 -year, 1, 2, 4, 8, 24, 72, 168, and 240 -hour storm events.
III. WATER DISTRIBUTION MASTER PLAN
The Miami -Dade Water and Sewer Department (MD-WASD) provides the water service in this
area. Currently, there is a 16 -inch water main along SW 8"' street, an 8 -inch water main along SW 5t"
Avenue, and an 8 -inch water main along SW 9"' Street. Refer to the attached Water Atlas for
additional information.

MD-WASD may require the construction of anew 12 -inch water main along SW 5th Avenue. At
least two new fire hydrants should be installed on SW 8th Street and SW 9th Street. A final
determination on the domestic water and fire service requirements for the proj ect will be made by MD-
WASD and the City of Miami Fire Department during the permitting process.
The anticipated average daily water consumption for the entire project is 48,865 GPD, and is
calculated as shown in Table 2 (See Page 7).
IV. SANITARY SEWER MASTER PLAN
MD-WASD also provides the sanitary sewer service in this area. There are existing 8 -inch
gravity sanitary sewer mains running along SW 8"' Street and SW 9th Street. Service to the proposed
development will be provided by sanitary sewer laterals connected to the existing sewer mains
surrounding the property. We do not expect any sewer main improvements to be required; however,
MD-WASD will make a final determination on the sewer main requirements for the project during the
agreement process.
This project is anticipated to generate an average daily sewage flow of 48,865 GPD, and is
calculated as shown in Table 2(See Page 7).
The wastewater produced by the site will travel via the existing sanitary sewer system to the MD-
WASD Regional Pump Station No. 1. Pump station No. 1 is currently operating for 6.35 hours per
day. According to DERM, the additional 48,865 GPD flow from this project together with reserved
flows from other projects proposed in the area will put the pump stationNAPOT at 6.36 hours per day.
Thus, the pump station is deemed capable of handling the proposed flow from the project. Pump
Station No. 1 transmits all flows directly to the MD-WASD Central Treatment Plant on Virginia Key
for final treatment before discharge into the Atlantic Ocean. Refer to the attached projections by
Miami -Dade County DERM (See Page 8) for more information.

V. SOLID WASTE GENERATION
Solid waste generated will be placed in standardized on-site containers for refuse and
recyclables per the City of Miami Code, for regular pickup by private hauling companies and/or the
City of Miami Solid Waste Department. The solid waste will then be transported to Miami-Dade's
Disposal Facilities. Actual waste pick-up locations will be shown in the architectural plans.
This project is anticipated to generate an average daily solid waste volume of 389.1 Cu,
Yd/month, and is calculated as shown in Table 3 (See Page 9). Generation rates were determined
from data provided by the Miami -Dade County Department of Solid Waste.
