A RESOLUTION OF THE MIAMI CITY COMMISSION, WITH ATTACHMENT(S),
AUTHORIZING THE CITY MANAGER TO GRANT PALMETTO HOMES OF MIAMI,
INC., AN EXTENSION OF TIME TO COMMENCE CONSTRUCTION FROM
AUGUST 20, 2008 TO DECEMBER 31, 2009, AND TO COMPLETE
CONSTRUCTION FROM DECEMBER 20, 2009 TO DECEMBER 30, 2010, ON THE
PROPERTY LOCATED AT 6005 NORTHWEST 15TH AVENUE, MIAMI, FLORIDA,
AND AN EXTENSION OF TIME TO COMMENCE CONSTRUCTION FROM
AUGUST 20, 2008 TO DECEMBER 31, 2009, AND TO COMPLETE
CONSTRUCTION FROM DECEMBER 20, 2009 TO DECEMBER 30, 2010, ON THE
PROPERTY LOCATED AT 1461 NORTHWEST 60TH STREET, MIAMI, FLORIDA
(COLLECTIVELY "PROPERTIES"), AS LEGALLY DESCRIBED IN EXHIBIT "A,"
ATTACHED AND INCORPORATED; AUTHORIZING THE CITY MANAGER TO
EXECUTE MODIFICATIONS TO THE DEED(S) THAT CONVEYED THE
PROPERTIES FROM THE CITY OF MIAMI TO PALMETTO HOMES OF MIAMI,
INC., AND ANY NECESSARY DOCUMENTS, FOR SAID PURPOSE.
WHEREAS, pursuant to Resolution No. 07-0053, adopted January 25, 2007, the Miami City
Commission approved the conveyance of two City -owned vacant parcels, with parcel reverter
provisions, located at 1461 Northwest 60th Street, and 6005 Northwest 15th Avenue, Miami, Florida, to
Palmetto Homes of Miami, Inc. ("Palmetto"), a for-profit Florida corporation, for the development of
affordable housing; and
WHEREAS, pursuant to the Quit Claim Deeds, executed on February 20, 2008, the developers
had twelve (12) months from the date of land conveyance to begin construction and an additional
twelve (12) months to complete construction; and
WHEREAS, due to the level of additional research and documentation required for a Green Project
and LEED Certification, Palmetto is requesting an extension of time to commence and complete
construction on the properties described in Exhibit "A," attached and incorporated; and
WHEREAS, the Administration recommends granting Palmetto an extension to commence
construction from August 20, 2008 to December 31, 2009, and to complete construction from
December 20, 2009 to December 30, 2010, on the property located at 6005 Northwest 15th Avenue,
Miami, Florida, and an extension of time to commence construction from August 20, 2008 to
December 31, 2009, and to complete construction from December 20, 2009 to December 30, 2010, on
the property located at 1461 Northwest 60th Street, Miami, Florida, as legally described in Exhibit "A,"
attached and incorporated;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI,
FLORIDA:
Section 1. The recitals and findings contained in the Preamble to this Resolution are adopted by

reference and incorporated as if fully set forth in this Section.
Section 2. The City Manager is authorized{1} to grant Palmetto an extension of time to commence
construction from August 20, 2008 to December 31, 2009, and to complete construction from
December 20, 2009 to December 30, 2010, on the property located at 6005 Northwest 15th Avenue,
Miami, Florida, and an extension of time to commence construction from August 20, 2008 to
December 31, 2009, and to complete construction from December 20, 2009 to December 30, 2010, on
the property located at 1461 Northwest 60th Street, Miami, Florida (collectively "Properties"), as legally
described in Exhibit 'A" attached and incorporated.
Section 3. It is the intention of the Miami City Commission that title to the parcels described above
and in Exhibit 'A" attached and incorporated, shall be deemed to have remained in Palmetto from the
date of conveyance.
Section 4. The City Manager is authorized(l) to execute any required modifications to the deed(s)
that conveyed the Properties from the City of Miami to Palmetto, and any necessary documents, for
said purpose.
Section 5. This Resolution shall become effective immediately upon its adoption and signature of
the Mayor.{2}

Footnotes:
{1} The herein authorization is further subject to compliance with all requirements that may be imposed
by the City Attorney, including but not limited to those prescribed by applicable City Charter and Code
provisions.
{2} If the Mayor does not sign this Resolution, it shall become effective at the end of ten (10) calendar
days from the date it was passed and adopted. If the Mayor vetoes this Resolution, it shall become
effective immediately upon override of the veto by the City Commission.
