The developers were granted special exemptions in 2014 that are now long expired. The exemptions seem to benefit the developers and do not appear to be in any way beneficial to residents of the neighborhood. The world and the neighborhood have changed since 2014. Exemptions should not be reinstated without careful review and consideration, and input from the surrounding neighborhood. With the numerous environmental issues we are facing, from extreme heat, heavy flooding, and a dying Biscayne Bay, we need to be smarter in our urban planning and how it negatively impacts our environment and sustainability. The request for a rooftop music venue would loom over the homes on the 400 block of 55 Terr and 55 St. The venue proposal is advocating commercial use until midnight and then resident use after midnight. This is not appropriate for a property adjacent to a residential neighborhood. Instead of a rooftop music venue, why not a green roof that serves to reduce heat and provide habitat for our local wildlife. We should have green roofs on buildings all over the City. There apparently was a meeting hosted by the developer last week, but most residents of Morningside were not aware of the meeting, as well as members of the surrounding communities.
