15' DRAINAGE EASEMENT
LEGAL DESCRIPTION:
A portion of Lot 19, Block 12 of "MAP OF SPRING GARDEN SUBDIVISIONS No. 1
AND No. 2", according to the Plat thereof, as recorded in Plat Book 5,
Page 38, of the Public Records of Miami -Dade County, Florida, being more
particularly described as follows:
COMMENCE at the Northwest Corner of said Lot 19; thence S02°22'21"E along
the West Boundary Line of Block 12, said line also being the East
Right -of -Way line of N.W. 7th Street Road for 32.40 feet to the POINT OF
BEGINNING of the centerline of a 15 Foot wide Drainage Easement, lying
7.50 feet on each side of the following described centerline (shortening
or extending the side lines thereof, so as to create a continuous strip of
land); thence S54°11'16"E for 27.68 feet; thence N87°39'41"E for 118.24
feet more or less to a point on the East Boundary Line of said Lot 19,
Block 12 and also the West Right -of -Way Line of Seybold Canal, said point
being the Point of Termination of the aforementioned centerline.
Containing approximately 2,189 square feet.

The Legal Description was generated from the following documents:
1. Plat of ""MAP OF SPRING GARDEN SUBDIVISIONS No. 1 AND No. 2", recorded in Plat Book
5, at Page 38 of the Public Records of Miami -Dade County, Florida.
2. City of Miami Municipal Atlas Sheet 35D.
Bearings as shown hereon are based upon the Centerline of N.W. 7th Street Road, with an
assumed bearing of NO2°22'21"W.
EASEMENTS AND ENCUMBRANCES:
No information was provided as to the existence of any easements other than those that
appeared on the underlying Plat of record. Please refer to the Limitations portion with
respect to possible restrictions of record and utility services.
