A. This Zone includes buildings of varying densities which offer zero -lot
line relationships to the corridor. This relationship is enhanced by the
active ground floor use of these buildings which include: restaurants,
shops and businesses, all adding to the pedestrian activity at the street
level.
. The Banyan trees along this Zone offer splendid shade along the
corridor.
C. The on -street parking provides a good buffer between the travel lanes
and the sidewalk.

. The mix of uses, density and scale of the buildings along this Zone
enhance the urban character along this corridor.

This grass area can be turned into out-
door seating for the existing restaurant.
Such modifications will increase pedes-
trian activity and bolster revenues for
local merchants.
This represents a poor urban condi-
tion in which parking directly abuts
the sidewalk. This is not only aes-
thetically poor, but also presents a
safety concern to both vehicles and
pedestrians.
This intersection is filled with un-
necessary street clutter. Power lines
crossing these intersections could
be placed underground. and the pole
removed to allow for more pedestrian
space at these tight areas.

EYE. Letter of Support related to PZ-22-15000: 3030 SW 22 Street RE -Zoning Apphcation
Dear City of Miami Commissioners:
I, lose 1. Blanco, live in the condominium located at 3000 Coral Way. The owner of 3030 SW
22 Street, Bmuart Real Estate LLC, reached out to me to explain the proposed rezoning request.
As an immediate neighbor, I support the proposed rezoning request
I understand that approval of the rezonutg request will increase T5-0 portion of the property and
will keep a portion fronting the residential neighborhood zoned T4-0_ With this zoning, Bamart
Real Estate can build a modest office building fronting Coral Way, internal parking, and
mwnhomes fronting the residential neighborhood. This will match the development pattern of
my building, immediately abutting on the east I support their efforts to improve the walkabdrty
of the neighborhood, introduce more neighborhood serving uses, and provide a zoning buff
wit iotbeirlroperty-
Based en the foregoing, 1 fully support the proposed rezoning and ask the City to approve the
request.
Sincerely,
Jose L Blanco (electronically sipped)
