"QI FOLLOW" RESOLUTION NO. ►x8-(1 2 8 RESOLUTION GRANTING A ONE YEAR EXTENSION OF THE CONDITIONAL USE AS LISTED IN ORDINANCE NO. 6871, ARTICLE V, SECTION 1(6)(b), TO PERMIT AN OPEN PARKING LOT AS AN ACCESSORY TO THE PROPOSED OFFICE BUILDING ON LOTS 19 THROUGH 21, BLOCK 43; SILVER BLUFF ESTATES SECTION "C" (10-65) BEING SOUTHWEST CORNER SOUTH DIXIE HIGHWAY AT SOUTHWEST 24TH AVENUE, AS PER PLANS ON FILE, PROVIDING 7 OFF-STREET PARKING SPACES, IN CONJUNCTION WITH VARIANCE APPLICATION, ZONED R-1 (ONE FAMILY) AND SUBJECT TO FINAL LANDSCAPE APPROVAL BY THE PLANNING DEPARTMENT. WHEREAS, Article XXXII of the Comprehensive Zoning Ordinance No. 6871, permits an extension of a Conditional Use by the City Manager with approval by the City Commission for a period of one year; and WHEREAS, the City Manager recommends a one year extension of the Conditional Use granted by the Zoning Board by Resolution No. ZB 63-78; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. The request for a one 6871, Article V, Section Conditional Use as listed in Ordinance No. "DOCUMENT iNDEX �T e yea e h irntr<41-'tTe 1(6)(b), to permit an open parking lot as an accessory to the proposed office building on Lots 19 through 21, Block 43; Silver Bluff Estates Section "C" (10-65) being southwest corner South Dixie Highway at Southwest 24th Avenue, as per plans on file, providing 7 off-street parking spaces, in conjunction with variance application, Zoned R-1 (One Family) and subject to final landscape approval by the Planning Department, granted by Zoning Board Resolution No. ZB 63-78, be and the same is hereby granted. W. 24th Ave. ENCLOSURES: ARTICLE XXXI of the Comprehensive Zoning Ordinance No. 6871 provides that any Variance shall expire six months after the effective date of the Variance unless a Building Permit or a Certificate of Use has been issued based upon the Variance. The Ordinance further pro- vides that4the City Manager may, after review and determination that substantial progress has been achieved by the applicant in terms of project planning, extend the expiration date of the Variance for an additional period of time not to exceed one year, subject to approval of the City Commission. This Department finds no objection to the granting of the extension of time for this Variance.
