AN ORDINANCE AMENDING ORDINANCE NO, 6871, THE
COMPREHENSIVE ZONING ORDINANCE FOR THE CITY OF
MIAMI, BY CHANGING THE ZONING CLASSIFICATION OF
LOT 1, BLOCK 2, SOUTH ALLAPATTA1I MANOR (16- 6) ,
AND LOT 43, BLANTON PARK (9-58), BEING APPROXIMATELY
1500 N,t4, 16TH AVENUE FROM R-3 (LOW DENSITY MULTIPLE
DWELLING) TO Pit (PUBLIC PARR AND RECREATIONAL USE
DISTRICT),AND BY MAKING THE NECESSARY CHANGES IN THE
ZONING DISTRICT MAP, MADE A PART OP THE SAID ORDINANCE
NO. 6871, BY REFERENCE AND DESCRIPTION IN ARTICLE III,
SECTION 2 THEREOF; BY REPEALING ALL ORDINANCES, CODE
SECTIONS, OR PARTS THEREOF IN CONFLICT, AND CONTAINING
A SEVERABILITY PROVISION.
WHEREAS, the Miami Planning Advisory Board, at its meeting of
July 12, 1978, Item No. 5(a), following an advertised hearing, adopted
Resolution No. PAB 37-78 by a 5 to 1 vote (2 members absent) recommend-
ing changing the zoning classification as hereinafter set forth; and
WHEREAS, the City Commission after careful consideration of this
matter deems it advisable and in the best interest of the general
welfare of the City of Miami and its inhabitants to grant a
change of zoning classification as hereinafter set forth;
NOW, THEREFORE, BE IT ORDAINED BY THE COMMISSION OF THE CITY OF
MIAMI, FLORIDA:
Section 1. Ordinance No. 6871, the Comprehensive Zoning Ordinance
for the City of Miami be, and the same is hereby amended by changing
the zoning classification of Lot 1, Block 2, SOUTH ALLAPATTAH MANOR
(16-6), and Lot 43, BLANTON PARK (9-58), being approximately 1500
N.W. 16th Avenue, from R-3 (Low Density Multiple Dwelling) to PR
(Public Park and Recreational Use District), and by making the
necessary changes in the zoning district map made a part of the said
Ordinance No. 6871 by reference and description in Article III, Section
2 thereof.
Section 2.
That all laws or parts of laws in conflict herewith
be and the same are hereby repealed insofar as they are in conflict.

This residential pocket, comprised of single,
duplex and some multi -family buildings, is under
pressure from the Civic Center, three blocks to
the east and by the Commerical development on NW
17th Avenue. Sewell Park, a passive park is.3
miles across the Miami River to the south, and Curtis
Park is 3/4 of a mile to the west.
The mini -park site consists of two lots totalling
.3 acres and will serve this small residential area.
Plans for development include a basketball court, a
children's play area and an adult facility.
Funding for acquisition is from 2nd year CD funds
($47,000) and development will be accomplished with
4th year CD funds ($30,000).
In addition to CD Task Force approvals for 2nd
and 4th year CD funding, the CD Task Force
approved the preliminary site Plan on June 19, 1978.
