A RESOLUTION ACCEPTING THE PLAT ENTITLED
LITTLE HAVANA TRACT "A", A SUBDIVISION IN
THE CITY OF MIAMI; AND ACCEPTING THE
DEDICATIONS SHOWN ON SAID PLAT; AND
AUTHORIZING AND DIRECTING THE CITY MANAGER
AND THE CITY CLERK TO EXECUTE THE PLAT.
WHEREAS, the City Zoning Board and the Department of Public
Works have recommended the acceptance of the plat;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY
OF MIAMI, FLORIDA:
Section 1. The Plat entitled "LITTLE HAVANA TRACT 'A'", being
a resubdivision of "TRACT 1, WALTER-JOYCE SUBDIVISION", according
to the plat thereof, recorded in Plat Book 66, at Page 146, of the
Public Records of Dade County, Florida, together with Tract 2,
"FIRST ADDITION TO WALTER-JOYCE SUBDIVISION", according to the plat
thereof, recorded in Plat Book 81, at Page 20; and a subdiv:nsoiolof
a portion of the Southeast 1/4 of the Southeast 1/4 of Sect
Township 54 South, Range 41 East, City of Miami, Dade County' Florida'
which by reference is made a part hereof as if fully incorporated
herein and the dedications as shown thereon together with all existing
and future planting, trees and shrubberY on said ProPertY, to the
perpetual use of the public, are hereby accepted and confirmed by the
City of Miami, Florida.
Section 2. The City Manager and the City Clerk are herebY
authorized and directed to execute the Plat.

The accompanying Plat entitled LITTLE HAVANA:TRACT'A`was
prepared by J.H. Manucy, Inc. It is in correct form for"sub-:
mission to the City Commission and is forwarded with a recommenda
tion that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of Tract 1, WALTER-JOYCE
SUBDIVISION (66-146) and Tract 2, FIRST ADDITION TO'`
WALTER-JOYCE SUBDIVISION (81-20) and a subdivision off'
portion of the S.E. 1/4 of the S.E. 1/4 of''Section.3,

This memorandum is sent pursuant to your request for an
opinion concerning title to the real property in the proposed
replat in C.D. Area 11, Little Havana.
An application for final approval of the plat in accordance
with Chapter 28 of the Metropolitan .Code is being prepared.
•
Section 28-2(d) (3) of the Metropolitan Code provides that
the apPlicati°n for final approval must be accompanied by a
"Current opinion of title from an attorney
authorized to 'practice law in this state."
In compliance with this provision of the Code, I certify
that I am an attorney authorized to practice law in the State
of Florida.
Dade County acquired fee simple title in County Eminent
Domain Proceedings to the property known as Parcel Nos. 37-1,
37-2 and 37-3 on August 3, 1977, through an Order of Taking
entered on July 19, 1977, in Case No. 77-14052(13), Dade County
v. 17th Avenue Development Corporation, etc., et al. The legal
descriptions are as follows:

Begin 25 feet West and 19 feet South of NE corner
of the SE 1/4 of SE 1/4, thence South 105 feet,

Thirteen (13) shade trees along S.W. 4th Street, three. (3).
shade trees along, S.W. 17th Avenue and four (4) shade trees;.

feet behind the sidewalk. Any combination of the following
trees will be acceptable.
