OF NE 1/4 OF NW 1/4, LESS N35' THEREOF OF
SECTION 35-53-41, MIAMI MUNICIPAL TRACT (51-84),
BEING APPROXIMATELY 1901 N.W. 14TH AVENUE, AS
PER PLAN ON FILE.
Miami Planning Advisory Board, at it
meeting 'of October 3, 1979, Item No. 1A, following an advertised
Hearing, adopted Resolution No. PAB 56-79 by a 7 to 0 vote
as hereinafter set forth; and

Consideration of recommending a new government use,
being Department of Solid Waste buildings on above site,
per Comprehensive Zoning Ordinance 6871, ARTICLE
XXI -2 GU -GOVERNMENTAL USE, per plan on file.
To approve construction of two buildings for
the Solid Waste Department on the Miami
Municipal Tract
_
Background The Solid Waste Department has recommended con-
struction of a new office building and shop facil-
ity rather than renovating the existing incinerator
facility for this purpose.
The ffl.ami municipal tract between NW 12th
and the Heavy Equipment Maintenance Facility.
The tract is zoned GU -Governmental Use. To the
arid 14th Streets contains the incinerator building
and the recently constructed Fire Station #5
south is Veterans Hospital, zoned R-C. (See tenta-
tive site plan).
Two buildings are to be constructed: a two-story
office building of 13.700 square feet for a
staff of 20, and a one-story shop building of
3.000 square feet with a staff of 3. The first floor

Plan Conformnity. The Miami Comprehensive
Neighborhood Plan designates the tract for
institutional/governmental uses, in conform-
nity with GU zoning.
Traffic Access and Circulation. Access to the
tract and building is provided directly from
NW 12th Avenue and NW 20th Street, major ar-
terials, and NW 14th Avenue.
Effect upon Adjacent Properties. The impact
of the facility on drainage, light and air;;,
and property values is considered beneficial.
Scale Relationships. These one and two-story
buildings are consistent in scale with the
Heavy Equipment Maintenance Facility and Fire
Station #5, but lower in scale than the existing
incinerator.
Design Landscaping and Amenities. Ample land
SCaping is provided.
Essential Use. The Department of Solid Waste
provides services which are essential to the
citizens of Miami.
