AND DISCONTINUING THE PUBLIC USE OF THAT PORTION OF NAOMI STREET SOUTH OF THE SOUTHERLY RIGHT-OF-WAY LINE OF RUTH STREET FOR A DISTANCE OF +137', AS PER TENTATIVE PLAT NO. 1060 - "ARBORETUM". WHEREAS, the Miami Zoning Board at its meeting of September 17, 1979, Item No. 4(a), following an advertised vote (2 adopted Resolution No. ZB 189-79 by a 6 absent) recommending the official vacation and closure of that portion of Naomi Street south of the sou of Ruth Street for a distance of,+137',. hearing, members 1060. to- :0 therly right-of-way line' as per Tentative Plat Ni "ARBORETUM'; and WHEREAS, the City Commission deems it advisable and. in the best interest of the general welfare of and its inhabitants to grant the vacation and closure as herein - set set forth; a CITY OF NOW, THEREFORE, BE, IT RESOLVED MIAMI, FLORIDA: Section 1. EXPLANATION (a) The street closure is one of the conditions for the approval of Z. P. #1060. PUNS afford a more economical and flexible use of the land. "SUPPORTIVE COCUMENTS -FOLLOW" 79-717 RECOMMENDATION PLANNING DEPARTMENT: ZONING BOARD.: • APPROVAL. The portion of. Naomi Street which iss proposed to be closed is a 135' dead-end strip. It does not serve any properties and has never been improved. Since it is a super- fluous piece of right-of-way, its closure will not adversely affect the general public and will, in fact, be for the public good. The closure will enable the properties on each side of an unused piece of right-of-way to be developed as one residential property. APPROVAL IN ACCORD W'WITH THE PLANS ON FILE. — The existing platting of this site would enable single family and duplex development on this site up to a maximum of 22 units. The proposed PUN offers a much better development solution, one which optimizes space. Instead of just providing the required setbacks, the yard spaces become functional areas which either serve the adjacent units or which are clearly defined as common open space. Vehicular traffic is channeled into a central drive which has only two entrances onto the street thereby minimizing the impact on adjacent properties.
