Use unless a Building Permit or a Certificate of Use has been issued based upon the Variance. The Ordinance further provides that the City Manager may, after review and determination that substantial progress has been achieved by the applicant in terms of project plarini.ng, extend the expiration date of the Conditional Use for an additional period of tirne not to exceed one year, subject to approval of the City Commission. REQUEST Conditional Use to permit construction of a deve1.optnent of a Planned Unit Nature (PUN) consisting of a 4 (four) dwelling units in two (2) structures with two (2) dwelling units per structure. EXPLANATION PUN's afford an economical and flexible use of land. Applicant states that this arrange- ment will allow himself and his 3 sons and their families to live together in the same property. RECOMMENDATIONS APPROVAL IN ACCORD WITH THE PLANS ON FILE WITH THE EXCEPTION PLANNING THAT AN EXTRA TWO TO FOUR FEET OF LANDSCAPING BE PROVIDED DEPARTMENT BETWEEN THE PARKING AREA AND THE FRONTS OF THE TWO BUILDINGS. The proposed development meets the basic intent of a P.U.N. and provides a better alternative than would traditional deve- lopment. More than 3700 sq.ft. of lot area is provided per unit, there are two parking spaces per unit and one large area of the site (± 3700 sq.ft.) provi.des enough open space for active recreation. The subject site measures 150 feet by 99 feet and contains 14,850 sq.ft. As such, it could not be subdivided into two conventional lots xiithout obtaining variances for lot widths. Although on March 31, 1969 the City denied just such a variance petition, the argument at the time was that the majority of the lots in the area maintained better than the 60 foot width. Since then the character of the neighborhood has been changing. Several subdivisions and P.U.N's have been developed, and lot width variances have been granted. In light of these occur- rances, it is quite feasible that a subdivision of this lot couldhe.approved. This would allow two typical duplexes which provide only one parking space per unit, relatively little open space, and on.ly a ... -foot setback from the street.
