DENIAL. There is no hardship which justifies
the granting of either of the requested variances.
This lot is substandard in size, having only
5,405 sq.ft. and a 50-foot width. As a result
of this, and because of the configuration of the
existing duplex, there is inadequate space for
the proposed third unit. Less than 35% of the lot
is Proposed to be left uncovered (either with the
structures or with asphalt). No space has been
provided for an adequate open space area.
There are several possible soluti.ons which would
lirninate the need for variances The proposed
third unit should be reduced in size (as it's
proposed, its area exceeds the area of the existing
duplex). This unit could be attached to the
duplex, Or the site could be cleared and a new
three unit. building could be constructed.
Deferred from October 22nd to November 26, 1.979
to have the applicant submit revised plans which
are more i.n conformance with the Zoning Ordinance
to the City prior to the hearing.
Deferred November 27, 1979 again, to have ap-
plicant submit revised plans which are more in
conformance with the Zoni.ng Ordinance.
The applicant submitted revised plans which reduce
the building by 2 feet. The Department still can-
not find justification for granting a variance.
Denied on January 21, 1980.

following an advertised Hearing, adopted Resolution No. ZB :16-80 by
a 3 to 3 vote DENYING Variance from Orcaiance 6871,:>ARTICLE "VIII,
Section 6 and ARTICLE XXIII, Section2(5), to permit a one -unit
addition to the existing 2-unit structure on Lot 14, Block >2 HAZEL
PARK (13-19) being 920-924. S.W. 25th Avenue, as per plans on file,
with 39% (28% permitted) Lot Coverage, and 5' (7.5' required)
periphery "landscaping on the 25th Avenue 'side; zoned R-4 (Medium
Density Multiple).
Three objections received by mail; two objectors present at ZB meeting.
Thirty-four replies' in favor received by mail; two proponents were
present at the ZB meeting.
A RESOLUTION to provide for thi.s Variance has been prepared by the
City Attorney's .office and submitted forconsideration` of the City
Commission.
