MAKING THE NECESSARY CHANGES IN THP ZONING
DISTRICT MAP MADE A PART OF SAID ORDINANCE
NO. 6871 BY REFERENCE ATID DESCRIPTION IN
ARTICLE III, SECTION 2, THEREOF; BY REPEALING
ALL ORDINANCES, COPE SECTIONS, OR PARTS
THEREOF IN CONFLICT; AND CONTAINING A SEVERABILITY
CLAUSE.
WHEREAS, the Miami Zoning Board, at its meeting of
February 25, 1980, Item No. 6(a), following an advertised hearing,
adopted Resolution No. 7.B 31-80, by a 5 to 1 vote recommending
denial of change of zoning classification , as hereinafter set
forth; and
W11EREAS, the City Commission, notwithstanding the denial
by the Zoning Board .finds that the use will not be detrimental or
injurious to the character of the development of the immediate
neighborhood;
NOW, THEREFORE, BE IT ORDAINED BY THE CO1D4ISSION OF THE
CITY OF MIA.MI, FLORIDA:
Section 1. Ordinance No. 6871, the Comnrehensive 7oning
Ordinance for the Citv of Miami, be and the same is herebv amended
by changing the zoning classification of Lots 1, 2, 3, 4, 47, 48
and 49; Block 4; BRADDOCK SUB ?10. 4 (3-61) and 'Tentative Plat
No. 1075 - "VENAGO SUB", being the area bound by 1orthwest
17th Street, Northwest l9th Street, Northwest 14th Avenue,-T.Iagner
Creed: and Northwest 15th Avenue, from R-3 (Low Density Multiple)
to R-5 (Hi?h Density Multin.le) , and b�7 making the necessarmu chances
in the zoning district Tian made a Dart of said Ordinance No. 6871

Section 2. That all laws or parts of laws in conflict
herewith be and the sage are herebv revealed insofar as thev are in
conflict.
Section 3. Should any part or Provision of this Ordinance
be declared by a Court of competent jurisdiction to be invalid,
the same shall not affect the validity of the Ordinance as a
whole.

RECOMMENDATION

ZONING BOARD:
CITY COMMISSION
APPROVAL. The proposed zoning change and street
closures would allow a large scale residential
development on this site. If properly de-
signed, such a development could -_provide much
needed housing for employees of the Civic Center
area. Estimates made in July 1978 in an eco-
nomic analysis of the Civic Center area
state that by 1985 there will be a total hous-
ing demand of 700 units in this area and that
over 300 of these units should be multi -family
or high rise.
On February 25, 1980:
a) Recommended denial for the zoning change.
b) Recommended approval for the street and
alley closures.
