ALLAPATTAH TRANSIT STATION AREA PLAN, AN
ANCILLARY STI'DY TO THE MIAMI COMPREIIFNSIVR
NEIGHBORHOOD PLAN, AS PER EXHIBIT "A"
ATTACHED HERETO.
WHEREAS, the Miami Planning Advisory Board at its
meeting of April 2, 1930, Item No. 2, following an advertised
hearing, adopted Resolution No. PAB 12-80 by a 5 to 0 vote
recommending approval. in principle of the Allapattah Transit
Station Area Plan as hereinafter set forth; and
WHEREAS, the City Commission deers it advisable and in
the best interest of the general welfare of the Citv of Miami
and its inhabitants to recommend said study;
NOW, THEREFORE, BE IT RESOLVED BY THE COITISSION OF
THE CITY OF MIAMI, FLORIDA:
Section 1. The Allapattah Transit Station Area Plan,
an ancillary study to the Miami Comprehensive Neighborhood Plan
as 'Per exhibit "A" attached hereto be and the sage is hereby
recommended in principle.
PASSED AND ADOPTED this 22 day of May 1980.

PETITION 1. Consideration of approving in principle
the Allapattah Transit Station Area
Plan, an ancillary study to the Miami
Comprehensive Neighborhood Plan, con-
cerning the area in immediate pro-
ximity to the Allapattah Transit
Station at NW 12th Avenue and NW
36th Street
REQUEST To approve the plan for the Allapattah
Transit Station Area.
BACKGROUND The Allapattah Transit Station area has
been included in a Transit Station Interim
Zoning District (Ordinances 8926 and
8927 dated April 30,1979). This Plan,
if approved, will be used to evaluate pro-
posed development in the Interim Zoning
District. Subsequently, a) the zoning
recommendations of this Plan will be of-
fered as amendments tn the Miami Comprehen-
sive Neighborhood Plan and b) appropriate
items will be added to the Capital Im-
provements Program.

The recommended plan includes land use,
and intensity policy changes in several
areas within one block of the station in or-
der to encourage development compatible
with the activity expected to be generated
by the transit station. The traffic circu-
lation element of the plan proposes the
closure of NW llth Court directly behind
the transit station parking garage to
attempt to package sufficient land for
medium density residential development and
to prevent traffic infiltration in the
adjacent low density residential neighbor-
hoods. The plan also includes pedestrian
and landscaping improvements.
APPROVAL
DEFERRED on March 5, 1980 by a 7-0 vote.
Recommended by A5-0 Vote April 2, 1980
