RESOLUTION NO. S 0- 7 10 A RESOLUTION GRANTING A ONE YEAR EXTENSION OF A VARIANCE AS LISTED IN ORDINANCE NO, 6871, ARTICLE XXIII, SECTION 4(24), TO PERMIT OPERATION OF A CAFETERIA ON LOTS 5, 6 AND 7; BLOCK 19; HEYN PROPERTIES, INCORPORATED RESUB (6-93) BEING 119 NORTHEAST 14TH STREET AS PER PLANS ON FILE, WAIVING 15 OF 15 REQUIRED OFF-STREET PARKING SPACES; ZONED C-4 (GENERAL COMMERCIAL) DISTRICT. WHEREAS, Article XXXI of the Comprehensive Zoning ' Ordinance No. 6871, permits an extension of a variance by the City Manager, with approval of the City Commission for a one year period, and WHEREAS, the City Manager recommends the extension of the variance granted by Zoning Board Resolution ZB 34-80; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. The request for a one year extension of the variance granted from Ordinance No. 6871, Article XXIII, Section 4(24), to permit operation of a cafeteria on Lots 5, 6 and 7; Block 19; HEYN PROPERTIES INCORPORATED RESUB (6-93), being 119 Northeast 14th Street, as per plans on file, waiving 15 of 15 required off-street parking spaces; zoned C-4 (General Commercial) district, be and the same is hereby granted. .'... August 6, 1980 PILE HEYN PROPERTIES INC RESUB (6-93) Block 19; Lots 5,6 and 7 ARTICLE XXXI of the Commprehensive Zoning Ordinance No. 6871 provides that any Variance shall expire six months after the effective date of the Variance unless a Building Permit or a Certificate of Use has been issued based upon the,Variance. The Ordinance further provides that the City Manager may, after review and determination that substantial progress has been achieved by the applicant in terms of project planning, extend the expiration date of the Variance for an additional period of time not to exceed one year, subject to approval of the City Commission. This Department finds no objection to the granting of the extension of time for this Variance. Although the proposed use of this PLANNING DEPT. vacant structure as a cafeteria should improve the area, without any parking it will only worsen the already bad parking situation in this area of town.
